I am glad that D-12 owner has given an objective description of the current state of development of D-12. I don’t agree with the analysis though. I am also an owner. I also want to be just as neutral about my analysis as D-12Owner. After extensive discussion about D-12 on this website lately, all I want is a true and accurate picture to emerge, nothing more and nothing less.

Even the blind can tell that if you need to build tomorrow D-12 is not ready for it. Any analysis is future centered. People want to know if D-12 can match or out-compete alternate buying options in say four, five or seven years. Not everybody wants or needs to start living there tomorrow or even in the next year or two.

Due to its location D-12 always ends up getting compared with E-11. These two seem to be like Coke and Pepsi. E-11 is also a posh sector. You are lucky if you are blessed with a plot there. But the market deserves to know that D-12 has superior planning which is multifaceted. D-12 has its Markaz at equal distance from all sub-sectors. E-11 has its Markaz towards north basically helping D-12. D-12 has sub-sector markets which are absolutely necessary for comfortable living. You don’t want to drive 1 or 1.5 kilometers each time you have to buy a can of Pepsi. I am not sure if E-11 has sub-sector markets. D-12 has mostly 50 feet wide streets. E-11 has mostly 40 feet streets. D-12 has all its service roads double and 150 feet wide. E-11 has no service roads on at least two sides. D-12 has parks in every sub-sector and a huge one with a cricket ground in D-12/4. E-11 has no such thing. D-12 is next to the hills. E-11 is 2 km farther away. There is nearby village OUTSIDE D-12 in D-13. There is a huge village INSIDE E-11.

E-11 also has advantages. It is 2 Km closer to central Islamabad than D-12. It does not have pockets of tiny 111 sq yards plots. E-11 has beautifully constructed houses. In D-12 we still have to wait and see the house construction.

D-12Owner has also positioned Bahria as an alternate by saying “if you don’t have to live close to Islamabad..........” That is the problem. Most people HAVE to live close to Islamabad. Islamabad is the capitol of the nation with tremendous resources concentrated in a small area. This will be the case even hundred years from now. Those who live farther away do so due to financial constraints. I am just as impressed by Bahria’s quality of construction as anybody else. But Bahria’s quality of construction is not superior to D-12 only. It is also superior to F-6, F-7, F-8, E-7 and of course E-11. So why do people still buy in those sectors if they can afford it? Why don’t people sell their house in F-7 and buy SEVEN posh houses in Bahria?

I have only stated the facts as I see it. I thing Bahria, DHA etc are all fine within there own price range.I am not at all competent to give investment advice. That is something people need to decide for themselves.

Very accurate assessment in my opinion

I know comparing between E11/D12 and B17/E17 is like comparing banana and oranges but for investment point of view after seven to eight years D12 prices might stay the same or go little bit up from the current prices. While prices in zone 2 will go up especially in B17 and E17 which are gated communities and development work is satisfactory. After completion of Margala View road the travel time will be under 20 minutes to Zero point. Zone 2 is much closer to new airport as well. I don’t think it’s wise to spent 1.25 caror for 500 sqy plot in E11 while one can get same size plot for 20 lacs .

D12 AND E11 BOTH ARE NICE SECTOR BUT FOR INVESTMENT TESE BOTH SECTOR ARE NOT GUD.INVESTMENT WISE I-11 CDA SECTOR AND E-16 .E-17.G-15 AND F.15//1 ARE BEST ,REAL AND SECURE SECTOR.THEY ARE APPROVED CDA SECTOR AND HAVE NOC ALL OF THEM.JITNA PAISA DI2 AUR E11 PAY LAGA KR AIK POLOT MILAY GA.ITNAY MAY 6 PLOT E-16 MAI MIL JAHAY GE.THERE IS NO DOUBT THAT D12 AND E11 IS GUD AND HAVE NICE LOCATION BUT EXPENSIVE.USELESS TO INVEST THERE.WHERE PRICES ARE DOWN AND ON INITIAL STAGE WE CAN EXPECT AFTER FEW YR PRICES WOULD GO UP.D12 AND E11 IS ALREADY TOO MUCH EXPENSIVE.HOW WE CAN EXPECT PRICES WOULD GO UP.HUGE CHANCE TO COME DOWN OR GO UP A BIT COZ PRICES R ALREADY UP.THX

I agree with Khan, at present D-12 & E-11 are the best sectors for construction and for living respectively but for investment purpose G-15, F-15 and E-16 are the best.

In my opinion D-12 sector in 5-7 years from now will be comparable with sector F-6/7/8. Today the price of on kanal in D-12 about 1.25 caror. Let me answer your question about ROI by asking you a question. What is the price of one kanal in F6-7 or even in F-11 today?

Please don't compare d12 to f6,7 etc, keep in mind d/12 is on tail but not on proper tail, have not proper sector road. one side private sector e/11,other side sha allaha ditta and on back c/12 private housing society, this is not time for investment this is the selling time, keep in mind cda is not able to construct margalla avenue, all are the bogus paper projects , very poor development work, again if you have plot keep it, for construction of ,dont invest in this sector

The plot which give u profit 80 lack in 4o yr and the other plot give u profit 5 lack in yr so this 5 lack profit plot is 1oo times best than the profit of 80 lak.u know y 5 lak profit is best than 80 lak profit because of time consumption.best to invest in i-11 e-16 e17 g-15 and f-15,1.b-17 and e11 and d12 are 100 percent useles to invest.cda is a government so it useles to keep hope from cda.example are in front of us.pak steel mil,PIA railway.every thing down coz its goverment department.in pak gov department unable to progres.

I am new here and impressed by the level of discussion. I want to build a house in few years and I am now tempted to go for D12. I loved Behria I but it is a bit far away and I have been told the schooling is not great either. In D12, which area you would suggest. Construction plan perhaps 2 years (agar zindagi nay wafa ke).

For me main priorities are security and schooling. I have a young family.

I own a 500sq. yards corner plot in D-12/4 and want to build a house. During my last visit in Sep.2011, I saw few buildings under construction but overall development is very poor. Can anyone give me an idea when this sector will be developed upto and extent where basic amenities will be available. Does a new road from D-12 to Peshawar highway announced by CDA will have an impact price wise on this sector.

Very well-versed and well-written. I also saw that road is almost complete now.
