how to sell a plot,

i mean if i want to sell a plot first i should received a money than handover a plot file or should i confirm money have reached in my account or any fraud might be involed in this process .
in canada seller and buyer both submit his money and file to lawyer .

You should ask for bank pay order in your name. Then you receive pay order and handover the plot documents to buyer.

Pay Order can be fake as well (my personal experience of Habib bank PO ), firstly the seller should cash the pay order and then one should go ahead with handing over of plot/documents

I believe that in order to save time, when the seller gets the pay order he should go to the bank (with buyer) from which pay order was issued and should get the pay order checked and confirmed.

I think no one give pay order before you transfer the Plot in society office, The actual way is get crossed copy of Pay order, and goto bank who issued it, Best ting is to go the same day or one day before transfer. If Bank Confirms that is OK then Transfer the plot and Get original pay order and tele it with the Copy you have.
Best thing is that you should have account in same bank then pay order is paid in few hours, in Other Bank it goes by Dak and can be cleared on 2nd or third day.

Qadir sahib, if you deal through some dealer, no matter he gets commission, but will deinitely minmise your risk and worries. Dealer is to take care of interests of both the parties ie seller as well as buyer.
