DHAI phase 2 Extesion Files are available for 7.00 Lacs only.Is it worth investing in these files for a term of 5 to 10 years. CMY and other honorable members of the forum are requested to give their opinions

You are only looking at downtrodden prices. Just look at it from the prospective of location and it will be easier for you to decide. It might gain a little in coming days but would be difficult to find buyer and u may get struck. Why not try other available options for 5 years.

Three types of files are in ext one is Army officers allotment second is open bearer certificates and third one is open certificates against land or any other payment. The development charges for first two are 6lac and for third i.e certificates against land are 1465000.that means 7+1465000=2165000 there in no development in ext.The location of DHA2 ext is behind the Ex commoners town.Now in ex commoners town plot is available min 20lac wich is semi develop plot but you can see the site of plot. I think ex commoners which is now DHA 2 EXT is better than oter. for 3 to 5 year investment. second option is Army officers files.

Army alloted files are @17.50 to 20.50 lac and certificats are with 6 lac development charges @12.50 to 15 lac and certificates with 1465000 charges are @6.80 to 7.50 lac depends on location and availability.

Kindly also clarify following,

-- Why files are dependant on location?In DHA Lahore it is regardless of location.
-- Why there is difference in price of army officers and open bearer certificate files whereas for both development charges are same?
-- DHA Commerners, is price includes development charges?What is the status for development in DHA2 Ext Commners Town?

These files are with plot number and block. file of A block have more value than file of L block.But map is still not issued by DHA.
Files of Army officers are transferable transfer fee is 127500. Bearer certificate does not require transfer fee pay membership fee i.e 27500 and get letter of your name.
Yes plot of commoners town is all dues clear. The possession of B and C block is handed over 5 houses are under construction.
