Dear Sir:

Wondering why there is no comment in reply to your post of construction facility available ad.
I am currently in process to buy a plot of 1kanal in VALENCIA TOWN BLOCK H. Being here in UAE it's really difficult to get a reliable construction services back in PAKISTAN. I don't know about the others but your AD is like a fresh breeze for me.
Kindly tell me lumpsum charges of whole construction with good quality materals considering the following;

GROUND FLOOR
1- 2bedrooms (12x16) with attached bath
2- TV lounge (WOODEN FLOOR)
3- Open kitchen
4- Drawing room
5- Store
6- A small single bedroom
7- A bathroom.

FIRST FLOOR
1- 2bedrooms ( 12x14) with common attached bath
2- TV lounge
3- Traditional closed kitchen
4- Room for indoor games & music.
5- Open balcony for arrangement of 8-10 chairs easily.

For fine tuning/additional facilities, 5% of total charges may be considered later on.

I have personal experience that if leave it on builder choice than they use 1/7 formula for CEMENT/SAND mixture.
What i came to know is that 1/3 is perfect for long term reliability and solidness.

I am very hopeful that you will takeout a few minutes from your precious time and will reply me accordingly.

Asim sahib normally these ratio are used by people that make house.

Foundations are made of 1 to 7 upto damp.
All 4 inch walla are made of 1 to 4
All 9 inch walls are made of 1 to 6

But any ratio can be used if decided in advance by clients and price difference is very little due to very little increase in cement amount.

Sorry we dont do any labor only projects. We do projects with quality materials that are decided before hand in writing and with labor included in rates. We work on very low margin already to reduce net cost for you so lobar only contract don't justify our time personal supervision and efforts. We could recommend you a good contractor at no cost but wont do a project on labor bases only .

Minimum rate of LRE for a house construction with materiel is Rs 1250 and it could go as high as 1800 depending on what type of kitchen you make or bath fitting and tiles and stones are chosen.

The per square rate of labour in lahore is 140/sq ft.
And the material used in constructing house is 820/sq ft.
Now the five marla double story house costs about 2000 sq ft = Rs. 1,640,000/= (complete cost)

i wana start construction in lahore bharia town sector c in sep / oct 2011, please guide me what is the intaill charges of bhraia town , i have my own layout desihn for house that is 3200 squre feet, including 300 squre feet basement (one halland one room only)....
i want supervision services only all types of material we will provide,and this time i go for grey structure only finishing will be later curently i am outside pakistan other wise i will visit your office please guide me.... if you send detail on my e-mail please,.....
please guide me step by step, like bharia all charges like map design and approval, and other charges as well.
