Utilization of a house - Please guide me,

We have a small house on 10 marlas with 10 rooms and 3 floors in Rawalpindi. The house is vacant now. We want to utilize it for some business activity. Please advice what can we start. We have following options :

1. Bulk Breaking Unit (to make small packets of 1KG of rice, Daal, Wheat, Corn etc)
2. To convert the house to hostel (working executives)
3. Storage of Running items like Juices, stationary,etc
4. Tution Center (English, Maths, Science subject)

Kindly send me serious replies as we need guidance from experts from this forum

To do any commercial activity in the residential area is certainly not a viable option. The best commercial activity that can be done is to establish a school and not a tuition center. Ten rooms are good enough to launch a primary or even a middle school. Please appreciate that in prevailing market scenario, doing any business is not at all advisable, especially when you are naive in this field. Running school does not require any expertise except to hire a sincere administrator and leave things over to him. If I had such a huge space, I would have certainly done that.....others may certainly give you a better advice.

Jazak Allah Khair for your response. Actually we had been running the school, but it did not progress, so we decided to close it down. Now we have space and want to use it for some profitable activity.
