Floor plan- Need your inputs to optimize this.,

AOA Everyone,
I have spent good amount of time to prepare this floor plan. Looked at many floor plans and elevations online and then came up with this hybrid one that serves my requirements. Its for 40x80 plot.

I need you all to poke holes and make suggestions. I used visio and it gives little option to work on it e.g. i know stairs are all messed up and I know what I want so when this one is optimized I'll work on the stair design. I won't be offended so please feel free to trash it to help me optimize it.

Dear Safwan, dining room and kitchen should attach. No need of bath among kitchen and dining.

To use the dinning the guest will pass the lounge and then will go to there. and in case if need of toilet also same. The drawing and dinning should be attach.

Safwan Khan,
When we discuss a floor plan then we should have an information about rules and regulations of the housing society.
For example if other houses of society are attached to each other from one side then a dead wall of other home will destroy all the plan. In this windows of one side as well as gallery of floor will not remain useful.
As other friends has very rightly suggested, the powder room should be in the start or it should have a door in the gallery.
The gallery on back are generally 7" on this size plot. If other homes are having small size then it will not be much beneficial to spare about 3" place especially when laundry area is also in the main building.
The stair in back gallery should be one side of the building instead of center (preferably on dead end side of the home).

yes, architect is the right option, but don't totally rely on what he presents. Take time before finalizing. Once again, look for comfortability and ease of use. Good Luck.

Also, how much you have to walk to check what is maid doing in Laundry???

btw, he created that plan himself and now going to the architect, a wise decision.

Thoughts - - - How about looking various design houses constructed on same plot sizes of the same society, then choose the best among them, then discuss same with the architect with your wishes/requirement of little bit changes here & there and then to ask the architect to make floor plan for approval. Is it correct ?? pl comment
