AOA,
Can you help & advice me to plane what is best in the circumstances?
1.I have 1K old house in Model Town Lahore which I use when I am on holidays in Lahore.But I am planning to knock it down & rebuild and rent a portion of small house near it so it can be supervised while construction.
2. I have an other 10M plot in DHA phase 5 block L opposite the small park ,is to build the house on it first while still living at Model Town saving the rent.
3. I have mind to reuse old bricks,metal door frames which are about 10years old,some bricks are 10 & 60 years old.All foof tiles metals windows are about 10years old.Most of the roof seira(iron )is 10years old as well.Pls. advice.
4. All ground floor has 10year old chip floor.I plane to raise the house 2 - 3 feet.My quetion are?
a. can I start foundation from the existing floor and filled the foundation on the top of the existing floor with meti(ground soil)
b. It is 42*104 size house.It has light problem in the middle of the house.The neighbour houses are also have high walls which does not help with the light, so need some ideas to over come this problem.

My advice is rebuild Complete and don't use bricks about steel you can Judge later, Obviously length will not match exactly, To save Money You can mix old and new steel. Better there should be no Joints in Syria. Kunda system of Joining is not good rather overlapping the length about 2 feet is better, Old syria is not girded better not to use it if used then use in smaller span where walls are closer. I Think You are not Planning same map so some change in Foundation is must. Using old material you will only save 10% of your cost but it is big headache. If You want tomake House 3 Feet High the Make Garge 1.5 Feet and Give next 1.5 feet step inside. It will give very good look to house and later after 30 years if needed you may raise only gate and Garge. For Better ideas see new houses in defence phase 5. |

Dear Akram Please hire a qualified architect to build a new house in model town, he will solve all problems including proper light etc. Please be known that good architect always saves 10 times of his charges. But you have to make new foundation according to revised plan. Also use new designed windows, as window & grill design/size has great impact on room/house look just like a good or bad number plate has significant impact on look of your car. You may use old bricks but old iron bars are not recommended due to rust,it makes a weak bond with cement mortar hence poor strength. you may sell your old door frames and buy new designed by adding some money. |

Do mix and match policy.Use old iron from your old house,use the wood and doors.Wood has become very costly now. Use new bricks.But I suggest get the new design of the house made up as per the current concepts. Do contract on labour rates.Only involve the architect for designing and supervising,DONT LET HIM HANDLE ANY PURCHASES OR OTHER MATTERS,REMEMBER THESE PEOPLE DON'T EVEN SPARE THEIR OWN FATHER ,AND DON'T TRUST ANYONE> |
