I am in the process of purchasing a house in Bahria.This will be my first such experience and want some expert to guide me about how to proceed.Like how to pay (cash or payorder),what else other than house cost do i have to pay,what are the important papares that i should verify,will all the deal be held in Bahria office, normally how much time does it take to get the house transferred to your name.Please tell in sequence about how the activities will proceed from start of the deal till transfer. This is the outline 1. Give 10000 Token and Take Copy of ownership letter see original letter and ID card and take copy of card. Make Sure clearly what Terms and Conditions and price is being written on Token receipt, If no dealer involved write your self on Rs 100 Stamp Paper or Get format from stamp seller and sign and get 2 witness. 2. Goto office of Bahria and Pay their fees and take sort of clearance letter from Them. 3. Take transfer set and fill it up and if needed take appointment for day of transfer. 4. Make pay order of remaining Full amount from the bank you have already account [never by cash]and give crossed copy to seller so that he can make it sure that it is not fake. Another option is to take him with you to the bank where pay order is being issued so that he is 100% satisfied. 5.Take the Man to the office get him sign letter and give you original documents of property and give him original Pay order. Get the receipt that this original pay order is received. Usually it is given on the Copy of same pay order. Take an advice if you think you are buying at V competitive rate do above steps fast dont be lazy. As if seller get even little better offer they strt cutting excuses But safety is first thing. |

(1)IF YOU DEAL DIRECT WITH SELLER TAKE ALLOTMENT LATTER COPY + CNIC COPY AND GIVE HIM SOME TOKEN MONEY AND CHQ OWNERSHIP FROM BAHRIA OFFICE. (2)REMAINING AMOUNT MAKE A PAY ORDER AFTER TRANSFER HAND OVER IT TO SELLER. (3)IF YOU DEAL THROUGH A DEALER THEN ALL RESPONSIBILITY OF YOUR DEALER TOKEN MONEY TILL TRANSFER IN YOUR NAME. |

@ Jameel and Help, for buying a house, making only Rs.10000/- followed by no Biana, it will never work. Biana amount is generally 10% of sale price |

For Down payment it works if transfer will take within 10 days, I did many times. |
