Can someone guide me as to what is the procedure for selling land in DHA using power of attorney for overseas Pakistanis?

Selling a file on power of attorney is 3 months long process and buyer and seller must have absolute trust on each other as transfer docs are completed before payments are made.
Transfer set is made and sent to seller. Seller sign these papers in front of consulate or embassy staff and send these docs to DHA. DHA than sends these docs directly to embassy or consulate once again for re conformation that docs were signed in front of them. Too much headache and time so no one want to get into trouble to wait 3 month before he knows he got the file transferred or not.
