Last week i visited D12 with intension of buying a plot for home construction. I was really disappointed to see the speed of developing work there. I went around D12 markaz and surrounding sub sectors. The whole sector, regrettably, gave a look of an abundant camp site with odd littered sewerage pipes and few house structures which, as per a person i met in the area, have been constructed by the investors to misguide ppl and attract them for buying.There was no machinery of the contractor seen in the area.The site office close to Markaz was in ruins /abandoned.The only area where i saw few men busy in plantation was the dividing green belt of D12 and E12.
Present price of plots is not justified as it would minimum take 8 to 10 years to be close to a living place with security and amenities. CDA does not make road footpath neither erect glamorous lighting poles to attract costumers, CDA just lay access roads and keep establishing the sector along with constitution of houses. I-8 and F-11 are prime examples. D-12 is one of a type sector with lovely scenic views and very close to margala hills.After completion of Margala roads it will be minutes away from all high official buildings and Faisal Masjid. Sector D-12 is the only in hand sector and may be the last sector to work on for many years to come. Many high official and taste full people are holding plots in this sector and finishing up to high standard should not be an issue when houses are constructed. I believe the prices of this sector will shoot up by many folds in coming days. |

Amjad, So let me get this straight. About ten to twelve owners from different D-12 sub sectors got together and spent millions of ruppees to build homes/structures so as to misguide people so that people buy plots there? If so, I say those owners are very DUMB :-) |

I am the one who wrote a couple weeks back that D-12 is very good but only due to its location, NO THANKS TO CDA. I started reading this post with interest because Mr.Amjad's name is familiar (in a respectable way) on this site. I fully agreed with him on line 2 where he said: "I was really disappointed to see the speed of developing work there". I was going to add a few words on CDA's incompetence myself but I lost all respect for this post by the time I read line 5 where he says: "houses have been constructed by the investors to misguide ppl and attract them for buying". This was a non-sense statement that exposed the bias of the post and made it totally meaningless. I suggest Mr Amjad buy a few plots in D-12 and quickly construct houses on them if he thinks this is an economically viable plan to make money by attracting buyers. Not having money in not an acceptable excuse. Money is made by working not by sitting around. This is a prime and money making project. CDA should borrow money if necessary and complete the project with high quality and speed. Only then good revenue will come in from the sale of commercial plots. DESPITE all that residential plot prices are not going to come down in D-12. I am hearing about prices coming down for the last three years but it is not happening. Why? Because even at the slowest imaginable pace it will be a completely different place five years from now. I also don't agree with the idea that slow pace of work reduces prices. At least this principle does not work in Zone 1 of Islamabad. If CDA were efficient, D-12 would have been fully populated by now and E-12 and D-13 would be under development. That would have created a glut of plots in Zone 1. Slow CDA means less availability of most prime locations in Islamabad hence more price or at least stable prices. |
