Could an expert please help me out with my questions:
1. what is the profit margin of a builder if he is charging you for e.g Rs. 1,800 per square feet for a 10-marla house in Phase 5 DHA Lahore (plot price not included)..is it 200rs/sq.feet ?...
2. What kind of finishing to expect if the builder is charging you 1,800/sq.feet for 10-marla house?..wooden floorings?, granite, aran kitchen, 01 or 2 jacuzzis?..need an approximate description of the finishing to expect....
3. what is the ideal cost to pay (per sq.feet including builder's profit) for a 10marla house with wooden flooring in drawing/dining, marble in house, 01 jacuzzi and aran kitchen in a 10-marla house? (without the plot price)

At Rs.1800/sq ft. he is either charging too much profit or offering a very high quality finish with expensive tiles/granite, jacuzzis etc. etc.

For a 10 Marla house it really seems too much.

Having some recent experience I have no trust on Contractor with material, they have no education They spend much on finishing but have ho idea that just adding 100 Bags more cement to structure will last house 25 years more. The cost of tese 100 Bags is less than 1 percent of Total Cost or may be 5% of their profit

There are good and bad people in every profession but yes in general i agree with Habib that it is notorious profession but i have also seen some problems from client like
a)Not paying the instalments on time
b)Demanded extra work without paying extra cost and assuming that all are built in agreed rates
c)Not showing the trust on builder
d)Undue criticism on quality of work with having appropoiate knowledge
e)Not intimating the changes on right time results in extra cost of labour and material to be born by contractor etc etc

Please dont expect ready made solutions from fellows. Material prices differs too much. You can buy marble at rates ranging from Rs. 30/- to Rs. 600/- per feet. Sand Rs. 12/- to Rs. 25/- per ft.. Diyar Wood Rs. 1800/- to Rs. 3400/- per square ft. Each and every item has to be measured accordingly.
