It seems that higher CVT is a deliberate act by some interest groups to buy out files from the market. It also is a possibility that DHA itself is buying these files at such low prices through some dealers. The benefit of that would be in the shape of subsequent launch at higher prices (installment). After they are done with buying majority of the files, one fine morning CVT "Correction" would take place suddenly.
Please comment on my hypothesis.

I am regular visitor of this site but CVT Riddle of DHA 9 is still unanswered, I have an experience of buying a plot in DHA 7 and clearly know that I paid separately
1. CVT to Board of revenue [Depending Upon the DC rate.]
2. Stamp duty separately to Punjab Govt in form of purchasing Stamp papers. That was also based upon DC rate and of same amount as that of CVT
3 And DHA Membership fees and Transfer fees to DHA.
These all things were paid filling up separate Challan forms.
Now I don't understand how CVT only is escalated in DHA 9 and that too by Clerical mistake.
CMY posted one ad just couple of months ago and now there is silence in that regard. |

Dr sahib thanks for wait. DHA 9-10 is the best possible investment in Pakistan. File rate is 14.60 lacs at this time. Transfer cost is normally 1.54 lacs but is not clear at this time due to some clerical errors that have not been corrected since last month. Currently if you want allocation letter right away after transfer you must pay 9.84 lacs as transfer costs that include 9 lacs for stamp duty and CVT or you can buy a file get it transfered in your name and than wait to pay CVT and stamp duty till CVT tax and stamp duty is reduced to normal level of under 50000 for both from 9 lacs they are asking now due to some stupid idiots mistake.
I now strongly believe some hands that are very powerful are not letting its price rise by keeping transfer cost temporarily too high for any right minded person. They must know some thing we all don't know yet and may want to quietly accumulate as many files they could in this artificiality hiked transfer cost. I could not understand how DHA dealer association or DHA Lahore admin allow this minor stupid issue to be dragged this long. No body with right mind will pay transfer cost of Rs 9.84 lacs for 14.60 lacs file. They know it will get corrected sooner or later. After all DHA Lahore is also loosing millions in DHA 9-10 fees because actual transfers in this file are almost at ZERO to 2 daily average right now.
Also my apology to all visitors here as I am not able to answer posts on timely bases these days due to some personal time requirements other than property business. I will be still busy for next 2 to 3 months.

Please note DHA Lahore is now transferring DHA 9 files on paying just transfer fee Rs 51000 membership fee of Rs 23000 Documentation fee of of Rs 1200 , CVT Rs 39000 , Stamp duty 39000.
DHA also asks buyers to file an undertaking on stamp paper that if in future Punjab And Fed govt ask more CVT or stamp duty you are willing to pay that amount as actual DC value of DHA 9 is not decided/declared yet. so in future DHA 9 CVT or stamp duty could be higher than 39000 each or it could be even less to 25000 each.
People in close contact in DHA have told me Govt have asked DHA to provide agri land rate estimates for each moza in DHA 9 but DHA is not providing them these rates to keep price lowers for agri land in these mozas. There are rumors in market DHA admin is now planning to do ballot in DHA 9 within next 12 months and launch plots on installments in DHA 9 so DHA wants to get as much land possible in lowest prices. Please also note over 97% of needed land in DHA9 is now in possession of DHA Lahore.
