What should be the ideal dimensions of 1 Kanal Corner plot?,

AOA, for last few weeks I am looking into this website and found it very useful and knowledgeable specially for the people like myself who are not very much experienced in it.

This is my first post on this website with the hope I will get some useful information regarding what I am looking for.

I actually want to know, what should be the ideal dimensions (width and length) of 1 kanal corner plot. as I know normally plot dimensions are 50''X90''. so is it ideal to have corner plot in the same dimensions or its good if a corner plot is in almost square dimensions (suppose if it is in 65''X70'' or something similar). for reference I have attached the picture of the plot and its location. Please advise if Its a good corner plot?

Please advise, which dimension is more ideal and has good market value?

I will heartily appreciate your comments and feedback on my question.

Dear Mustafa,
In this picture the corner plot 125 has some extra land, if you just draw a paraline line to plot 126, you would get a one canal plot 125 of 50*90 dimention and some extra land. So its is very common that the corner plots usually have some extra land.
For extra land societies charge some extra money so that you can bring this extra land inside the boundry wall of your home.
Please contact your society for more information such as if you can pay extra to get this extra land and if you would be able to bring this extra land inside the boundry wall of your future home.
Plots with extra land are usually priced more than the plots which do not have extra land.

Dear Mustafa

Size 50x90 is the best option for one kanal plot, this is why 99 % housing schemes follow this size pattern while there is no restriction by the govt. I donot feel there is some extra land in this corner plot as its lenght is short than plot no. 126. In square plot suppose you maintain a 15 ft wide lawn at front it will consume 15x65=975 s.ft while for regular plot it will consume 15x50=750 sq. ft.& same for back yard, but you can have porh for more cars is square plot, choice is yours.

As obvious from plot dimensions only front lawn will consume 23% of plot area, 15x70=1050 Sft, please think twice before dealing

Thanks for your reply too and suggestion, but could you please advise as Guest said in his reply that if I manage to get the extra land and then plot will be equal in length of plot 126 (means 90' length) then what do you think, will it be a good plot with 58'X90' dimensions?

As obvious from map, length of plot No. 125 is shorter than 126 as back side of both plots is not in straight line. Plot No. 125 will be 90 in length if plot no. 126 is around 110 ft in length.

I agree with Saeed that the back side of the plot 125 is shorter than the 126, this I did not notice in my first glance, sorry for that. and thanks to Saeed.
The second thing is that you need to leave a L shaped ally in the back and on the side of the plot, when constructing you house, so get the information from the society as how many feet you will have to leave for back and side ally. In Bahria town rawalpindi, I guess it is 7ยด feet in the back and 5` on the side.
After all mentioning above I would prefer a corner plot as it gives you two open side for windows and good ventilation.

One can make nice Duplex if society allows, it all depends upon requirements, otherwise it is not better than one Kanal plot

Please can you tell me how to measure a kanal. Mean its length multiply width divided by 272???
