Need a sincere guide?

Many people suggested to buy plot in bahria but i am disappointedf from Bahria after ripping off poor people in awami villa as well as in BT rawalpindi.

Now i am considering SUkh Chain Garden Please guide me is it worth investing in sukh chain garden?

Bahria Town is far better than Sukh Chain, only buy on ground plot, no file.

I agree with the reply of HS. BT is a proper managed society. They have thousands of costomers comrising both happy and unhappy. So I suggest you to buy either in DHA or BT with no third choice.

There are 1 or 2 guys just Badnam karnay kay lye, posting message against Malik Riaz, I am sure if Mod check Ip number they will find out same person behin all message as the writing style is same. Alwasy talk about awami villas, poor people,

while never talk about what he has delivred in rawalpindi, it is the Most amazing place to live, just go and visit Phase 1 to 6, safari villas etc. even Europe is not such clean and secured.

Then go to phase 8, etc and see teh huge project and amazing development over there, roads, etc.. I am alwasy amazed.

And then go and see all Free High qulqity food restarants for Poor, not cheap restaurant, but good clean, which are free for everyone.

Atleaset someone is doing great work, appreciate it as no one did what he did in paksitan before.

If there were more people like him paksitan will be heaven.

I dont have plot in BT ( it is my dream) i am not affiliated to BT in any kind Mod can easyly check by IP number what ever i have posted here.

If you want to buy a plot to make house in 2,3 years and Live then Bahria, If you think you may not make house for long time and only buying for Investment then Sukh Chayn is Good.
Bahria Town has all the Facilities and is imposing heavy charges for those who are not building houses. Soon they will cancel the Plots for people who did not take possession. In spite of being declared for long time.
I am not commenting on Awami vlla scam. But it is justified to hammer on people who just bought the plots keep vacant for 100 years, To run the Cooperative society you definitely need a budget and revenue is not possible unless people are living there.
Initially i thought that with no construction charges many people will sell the plots and Prices in Bahria will come down. But Now we see the price have stabilized rather increased because many people started constructing houses. DHA is also imposing no construction charges after 3 ys of possession. But it is less than Bahria, I guess about 15000 per Kanal per year in General and phase 1 to 3 55000 per Kanal per year.
[I gave you a detail account of No Construction issue reason is if you don't make House 10 years it will a big headache for you]

I believe there is reality of BT miss management, I dont know why but there is. But there are many affecties from Bahria.

I personally feel Lahore Bahria is a fabolouse scheme no doubt about it.

But with due respect i dont agree with you that Mr, Riaz and BT will make pakistan Heaven as what ever they are doing is very expensive and only for high end and up class people not for poorers.

Mr jameel,is there any no construction charges of BT,as i am abroad ,and i have a plot in BT phase 8,and its almost 2 yrs that i have taken posession .so what r the rules of BT And what r there charges if any?

You need to first visit both Bahria and Sukh Chyan before making any decision. Both are side by side. Sukh Chyan has edge over Bahria as it has two main road approaches (Multan and Canal road). Many families are now living there. and I think Sukh Chyan is the only society in Lahore delivered and completed on time.

bahria town is sucking poor people money in awami villa scheem.they need to stop.can some body stop them.they are cancer for poor people of pakistan.LOOK LIKE ALOT OF BLOOD SHED IS NEED TO FIX THIS KIND OF BEHAVIER.

I personally visited many times Bahria town &sukh chain as a whole Bahria town is far better than sukhchain for future living.

Mr Limo mr Jameel is very much correct as BT is going to cancel plot if Plot holders are not going to get possession till 15th of Nov.that is not speculation as BT is advertising this warning daily in news paper. I am unable to post there advertisment here as attachment file is not be attached with this discussion post. For you i am going to post that BT advertisement in with new post.

Thanks Anwar, i got it.But they were supposed to intimate everyone individually whose dues were not clear.Merely advertising in the newspapers before taking such a big step is not fair at all. I will also check myself and sametime appreciate if someone could share about the legal implications of such a step if at all they take it.Would such a step be legally viable and has it been done to anyone so far is a big question !!

dear all
behria town is 100% frod and they have not fulfill any commetment that they said before the selling there plots. just see an example of there deeling with poor people of pakistan. i have booked a 10 marlas plot in phase 8 RAWALPINDI in 2003and instalment plan at the back of the form was i have to pay rs.349000/- (instalment rs.30000total 10 instalments)for membership feers 5000/= for booking rs.49000/including land and development charges.total plot and development charges are 354000rs only.
after some time they send a letter that instalment plan is revised and u have to pay instalment of rs36000 except 30000.this way i have to pay for my plot rs.36000*10=360000+membershiprs.5000+rs.49000=total rs.414,000
when i pay that amount i received another letter that u have to pay against development charges and i surprised to see that the development charges ware excess then the plot charges the total amount of development chgarges were rs. 495,000/
now the price of plot i payd is495000+414,000 total rs.909000/=
now in the year 2011 after 09 years i cannot get the poissetion of my plot in block 'J' this block is still un developed after 09 years and after paying all charges.now i herd from bahria town office that i have to pay rs 180,000 more for increase in cost of development.
now i have not any plot in my hand after 09 years. if i return the plot to behria town they will deduct 10% from my amount and pay me after one year as per company policy.I EVEN DONT KNOW THAT HOW MUCH I HAVE TO PAY MORE FOR MY PLOT AND EVERY YEAR THEY COMMET THAT WE WILL GIVE U THE PLOT NEXT YEAR.SO JUST SEE THE REALITY AND GO FOR ANY HOUSING SOCIETY EXCEPT BAHRIA TOWN. U CAN CHQ THE AMOUNT FROM ANY WHEARE.MALIK RIAZ WAS A POOR MAN AND NOW HE HAVE HIS OWN PLANE. AND HE IS BILLIONEER. AND THE PEOPLE SUPPORTING HIM ARE HIS PAID PERSONS.GOOD WILL SEE MALIK RIAZ TYPE PEOPLE ,WE CANNOT TAKE ANY ACTION AGAINST HIM HE CAN PAY POLICE,HIER LOYER AND PROLONG THE CASE AS LONG AS HE WANT.AND WE CANNOT GET ANY THING .THIS COUNTRY IS FOR THAT KIND OF PEOPLE NOT FOR US.
