Pakistan Navy officers Housing scheme, Zone V, islamambad has advertised and priced at 3million for 500sq yard plot.
looking opinion from the experts especially from Mr. CMY regarding this oppoortunity as an investment for next five years.

3 million is expensive, you should not be paying more than 24-25 lacs for one kanal plot. Go for Bahria instead. |

Liking and disliking a society and the price is one's own choice and decision, but , one thing is for sure that it is a very safe investment and in years to come it is going to be a clean and respectable living like Fizaia on the same road where kanal plot is costing 1.5 to 2 crores.I may mention that presently very notables are living in an excellent constructed houses in the society.

Dear Saeed can you tell where exactly is Fazaia located. In zone-5 at 1.5 to 2 crores per kanal it must be a very well developed society better than DHA or Bahria. I would like to go and take a look at it. I tried to check its price at other websites but could not find any mention of it. |

Its my pleasure to give you some more details which i observed during my recent visits to a notable friend living in the society since last 2-3 years.
1) The society acquired adjacent land and after allotting to their own naval officers, they are probably left with surplus plots which has now been offered to public.I saw development work underway on these plots.This extension is with in the boundary wall of the developed society.
2) Its about 3 KM away from the Islamabad Express Way but connected with double carpeted road.One may take it as negative point, but for me its a positive point for being pollution free.
3) The salient features given in their add are true and the photos are factual.
4) The cost of plots in other good societies in the vicinity like DHA and Bahria Town is much higher.
5)Its very important to visit and verify the facts personally regarding the present and the future of the society before making any decision.
Last but not the least, Its my personal opinion/observations.

Please open website "Fazaia Rawalpindi" and you will find Fazaia Housing with "Flag B" on Islamabad Express Way.

Saeed thank you. I found it. Previously I was looking for Fazaia Colony under Islamabad but it happens to be on Rawalpindi side of Islamabad Expressway. The price range you have given is also correct. I guess it is expensive because it is about 7 or 8 kilometers closer to Islamabad than DHA or Bahria. |

I checked again on Google Earth. Fazaia is about 12-13 Kilometers closer to real Islamabad as compared to DHA-2. It would therefore not be correct to compare future of Naval Anchorage with Fazaia because Anchorage does not have this advantage of distance. I think Anchorage's price will be linked to DHA and always remain less than equally developed parts of DHA.
The only problem I have with Rawat societies is that as DHA and Bahria get more and more populated more and more cars will start showing up on Islamabad Express way making it tedious to drive to and from Zero point during rush hours. If CDA allows societies in Zone-4 in the future then those societies might have same advantage of distance over DHA that Fazaia has today. |
