I would appreciate if someone could briefly describe the way to calculate the price of a plot which is 2 kanal and 11 marlas. On top of this, it is a Corner plot. Plot is in DHA lahore and price of adjacent plots is 175 lac for two kanal.One side of plot is 132ft on 40feet road and front is 120.80 feet again on 40 feet road.Remaining sides are 120feet and 65feet.Is there any extra percentage of price for extra-ordinary Front and side of plot.

How much percentage DHA charge for Corner plot price? 10%, 15% or 20% |

Corner side 120.8?
Dead Back 65?
Dead side 120?
If it is correct then his plot is 53 Merla ie 2 kanal 13 Merla[may be 2 Kanal 11 Merla is correct depending upon exact shape]
Formula is
65x120 + [70x120]/2 Divide the sum with 225 to get Merla
Your Home work is
1. Confirm Corner cost 10% is paid?
2. ask seller if cost of extra Land is paid or not?
If not get price of land/Merla from DHA it is usually less than Market price.
3. Ask DHA if they will allow Duplex on this plot?
If answer to all these questions is yes then you can offer seller about 155 to 160. This oblong plots too difficult to resell and Dont get temptation of 10 Merla extra land that will be wasted.
For investment point of view it is waste of money. |
