I dont Know you are holder of plot or Planning to buy here. But in near Future KEMC is dead investment.
KEMC is developed society which is located on Defence Road Near Kana Kacha Village, The Biggest Drain of Lahore Hadiara Drain Passes Through it. I dont know why this Road is called defense Road, it no where near DHA area. One reason may be it is near Hadiara sector.
This society is developed for some time, I cant comment on quality of development, Roads and Boundary Look OK, Still this area could not trigger any Construction or Population, As abundant Land is available in this area hence there is not much price appreciation. Look at [Khiabane Ameen where price is coming Donw fast] Another example is IEP or Engineer Town, which Could not get any significant Price appreciation at least in last 4 years.
I don't know the current status but previously most of Blocks were not Transferable to non doctors. This restriction also limits the price appreciation and Construction. There is no one living here or none of House is under construction.
Price of One Kanal average land is about 12 Lac Two Kanal could be found in about 22 lac. Sale and purchase is slow, society office is fining difficult to manage without revenue. Recently there was rumor that they are considering merger in DHA Rahber. My own estimation is this merger was only for difficulty in management.
I tried my best to figure out how reliable and secure is process to transfer but I Could not be satisfied. The society office remained close most of time.
If you are holder of Plot in KEMC and intend to make house in few years then I would advise you to switch to IEP which is better managed and just located at same place on Defence Road on opposite direction.
Just few days back I visited IEP where I found few Under constriction houses and price of average plot is still 17 Lac, I was planning to buy a plot in IEP but could not Finalize due to shortage of time.
Another similar option in Nasheman 2 which is next to UET, Society.
