Never Buy a File . Always buy on ground plot.

I learn a big time lesson also. I purchased 8 files of ph 8. and I got all plot in S Block. Therefore you are Mr. 100 % right Never buy

i learned too.I bought it in Bahria Gulmahar and they convert it to Orchard Bahria without any any prior notification. |

They still have thousands. Question : How and why ?
We pay first and after DHA will buy land with our money. DHA will
buy land from farmars 10 lac Kanal and sell members 55 lac a Kanal
plus transfer fee , Membership fee , CVT , Stamp duty etc. Therfore
this is never end until no more buyers im market. |

My experiences and henceforth my lessons:
- I bought One file of DHA Phase 8 and after the ballot the plot came in U-Block facing park :) so I am happy.
- I bought a plot of 10M in Bahria C Lahore (Rose Block) four years ago and I chose it after seeing the map, only to find out later they didnt have land for it, henceforth I sold it at a loss because i didnt want to pay more for Bahria Orchard
- Moral of the Story: If you still have to risk it (i.e file and not a plot based on your budget), at least don't risk with the Developer. Because two risks when multiplied lead to a bigger risk.
As a consequence of the above, I have bought one file of DHA 9 and planning to buy one more. |

I also have the same experience with DHA Ph-8. I applied for 4 plots and all were assigned in "S" block at very rubbish locations... I would say DHA is also like all other developers and they never make any draw or balloting rather providing all benefits to military people at the cost of we civilians. Watch out my dears. |

Yes, in order to cut down the risk in property business, one should buy on ground plots but gain would be less as well. There is less gain if you take less risk. It is like gambling. I agree that if you can afford then buy on ground plots for both investment and making home. |

I applied for two plots in DHA-8. I got one and in balloting it came in Phase-8 W-Block at a good location, Alhamdolillah.
I have plots in NFC-2, where due to poor development I am in loss.
This all is your luck. A person can not get always what he wants.

Dear Salman, DHA phase 8 U Block is cheaper Block in Phase 8, parks are area yet to be acquired by DHA you can judge there is no need need of Making this type of odd shaped Parks.
I Dont know the exact location of your plot but most of U Block is 6 feet deep, There is only small level area near 132KV Line. As a whole selling price of this Block is only about 44 to 45 Lac, And Bit better near main road. If you bought DHA file cheaper than 35 then it is ar par f worth. |
