This forum is always helpful to all specially for overseas pakistanis. I request to the friends who know about this scheme to comment on its both positive and negative sides. Is it worth investing in the scheme to built a house?.Your view will be very helpfull to us.Thanks

ASK replied on Monday, December 13, 2010 12:16 PM

Naval Anchorage is quite well developed. There are many houses already built there and people are living in them. Houses are even available for rent. A lot of plots are located on sloping roads making it easy to build walk out basements. The view is also very nice. The only bad thing in my opinion is that you have to drive about 3-4 kms from the Main Islamabad Highway on a deserted road to get there. So that could be a problem at night. In my opinion if you want to make a 2 kanal house then this societry is worth it. For a 1 kanal house it is better to go to Bahria.

Hope this helps in making your decision.

Dear friends bahria is only better if they solve all the problem with there loyal customer.they have alot of issue going on.most important issua is awami villa issue.awami villa issue is dangrous issue for them because it directly involve poor pakistani.they have alot of other issue like sectoe c issue and overseas customer issue.I heard there is already a petion on chief justice table.soon cat is going to come out.

I am very pleased to get a quick and reliable information (Thanks ask). One more question if you can answer.who is running this scheme ?Is that Behria management?

Muhammad Saad replied on Monday, December 13, 2010 04:26 PM

ASK has given good advice. There is no issue with Bahria Rawalpindi Phase 1-6 which are the phases with possession so you can construct 1 kanal house there without any problem. People keep on attaching awami villa problem with everything related to Bahria. What happened to the advertisement by Bahria to hand over awami villas in December 2010 and remaining in June next year. Why people are getting impatient? I agree that people are facing problems but give it sometime because at least things are moving and they are not stand still.
Rule of thumb is that do not buy something which is not on ground so that you wont coming back crying on this forum. Crying on this forum would not solve the problem. This forum is for buying and selling of property not solving issues. We have courts to solve such problems. Go and gather all people facing some problem and do something about it. No one else would solve your problem as you are the only one who can solve your problem.

If you think that you are stuck with awami villa problem then go and sell your villa to sumbal who is willing to buy the villa at your buying price. Check post no. 50529

With due respect mr saad the problem is not to sell awami villa on same price but problem is fairness and reliabality of well known company.that is over culture now.this forum is dealing with property .so there is no harm in discussing property related issue.people how suffer they want treatment if you can not treat them do not jok with them.i have hard stries of people sufring from bahria awami villa syndrom.they are sicking.please if you can help them do some thing.if you can not help them ,just stay silent.

I totally agree with Saad. Yes Bahria has it's problems in some projects, but Phase 1-6 are great for living already fully developed and now even 7 and 8 are very good. Similarly Bahria Town Lahore has become one of the best subarb of Lahore. My experience with Bahria is they do delay there projects a lot and start a new project to get funding for the previous one but I have not seen any compromise in quality in any of there projects I have visited in Lahore and Islamabad. Secondly what do Awami Villas have to do with a 1 Kanal or 10 marla on ground plot in the middle of constructed houses in one of the best developed neighbourhood in the country.

Rehman Sb. Naval Anchorage is run by Navy as far as I know, just as DHA has Army on it's back. That is why it is also definitely not a Do Number society.

Naval Anchrage is a well developed society run by Housing Directorate of Pakistan Navy fron Naval Headquartes. There was no stores, school etc until recently. Now there is schools, few Shops and few Unversities in the Area. There is no medical facility close vacinity. Security has been a big problem there houses have been robed, construction material stolen many a times. Now they are building a wall around and have switched on few street lights. Society tries save mony in evry way therefore services are not that great. There is no comparison between them and DHAI. In navy every thing moves on snail speed but DHAI has its own organisation are very well organized and professional. They have proper staff. In Anchorage there is hardly proper professional staff and they do not seem to care. As example an agriculture Lt was incharge of Civil and Electrical works. So results were imminent.

Dear mr ASK,big plots are needed .they are good for people who can effort.but people who can only effort awami villa ,let them live at some distance and let them servive ittle away from one kanal plot.I am really disherted by your approch.and ask bahria town to solve there problem, other wise they were problem for every body.
