If it is a plot with possession and you want to build straight away then you don't need to worry too much. But if it is without possession or you don't have any plans to build then you have to worry about Bahria demanding extra money for one thing or another, or alternatively you could wait until you are ready to build and then buy in the future then there would be less risk but you might have to pay more for the plots.

thanks everyone the plot is in F block for abt 1 million.and i'll start building it in abt 8 mnts.

For "F" block in phase-8, you can't star construction in 8 months. It will take at least 18-24 months before you get possession. Even 24 months is aggressive.
Bahria gave possession for B, C & D so far and you see very little construction.

Dear Azad K ,Safwan Khan and other experts for BT,

I need your valued advice,I want to build house for my personal living @10 marla plot in bahria Rwp phase 8 preferably sector B in 2-3 years as I am abroad. Please inform if sectorB is appropriate, considering price for plot within 12-13lakhs? Also, what extra charges i have to pay after getting development charges paid plot? are there any charges if we don't build house there for long time?

Bahria Town Phase 8 is developing fast and would make a good place to live I believe. I think that building in 2/3 years is a reasonable timescale. After the development charges connection charges will also need to be paid. If you get possession of your plot then you will have to build within a certain timescale otherwise charges may be levied. However if you don't get possession then the plot maybe have its location changed. The cost of getting the design approved may also go up.

I think that Bahria has made a good scheme but I am disappointed with the contempt they show to their customers and their customer unfriendly policies at times. This is an area that they need to work on.

I think it will take good 7 years for that area to be decently populated but you could go ahead build house in nxt 3 years. Will be a good place for living. If you are buying then I think you already aware of it's proximity to various parts of islamabad and pindi. But again, my personal thinking that it will be good place to live. My brother and uncle has plots in A block and they both plan to build in next few years.
