bahria town sector c commercial 5 merla,

would someone advise what is history of price appreciation is last 3 years. I mean what was launching price and how did it grow over last 3 years.
2ndly how many stories are allowed to be made on these plots.

Jameel yaar took you long enough. 5 marla on the main and on the mains back was sold at 16-20 lacs in 2006 by dealers, 8 marla was sold 25-30 lacs. for 2 years the rate did not move some buying selling, not much. In 2008 BT made the footpaths and the parks and started some beautification the rate started to rise by 5 lacs so the 8 marla was 30-35 lacs and the 5 marla was about 18 to 25 lacs, then BT imposed development charges which did not lower the rate but stoped it from going up, then slowly in two years the rate of 5 marla went to 20-38 lacs and the rate of 8 marla went to 40-49 lacs, this was due to the medical college and hostle construction plus the slow sector C construction.

Now the good part 5 months ago me and 127-B Ahmed bhai started our commercial plots slowly the rate of the 5 marla has gone up to 28-65 lacs and the 8 marla has jumped to 60 lacs plus but still no one is selling. This jump was in the last 3 months due to the starting of 5 commercials, as of today 10 have been started and 7 more are in process of getting approval. All are property dealers. Except me :)

You know I did try to alert people about this 6 months ago but people ignored it. now the rates are going out of control.

Thnx v good info in this forum commercial property is not discussed much i remembered some vague info when people were buying phase 9 files to adjust, it was about 2 ys ago, but you gave a nice wrap up.

Buyers Beware.

'Truth be told' rates are wrong. His rates are too low for the begining and too high for now. That's obviously becuase he owns plots there and wants to paint it as a very profitable investment (which it has been but it does not make sense to quote wrong rates). Initially when launched in 2006, 5 Marla backside commercials were sold for 15 to 22 Lakh. 5 Marla front side commercials were sold for 22 to 30 Lakh. And 8 Marla were sold for 33 to 45 Lakh, the Corners being on the higher side of price range.

Later on for about one year the prices depreciated significantly. And then gradually started to rise again.

(BTW, this same person who is now saying that 8 Marla price was 25-30 Lakh in 2008, was trying to deceive buyers and was trying to sell his 8 Marla in 2008 between 65 Lakh and One Crore to the overseas buyers.)

There were some ups and down since then. Now in last one year prices have increased but NOT AS MUCH as 'Truth be told' is telling.

Always double check current rates from Mr. Adil Saeed at 0322-4009766 or 0300-4009766. He can arrange 5 and 8 Marla commercials for you at much lower price than mentioned by this Truth be told guy.

Bahria Town Sector C Commercial is still good LONG TERM investment despite good gain already over the years, but you don't have to pay too much more than actual market price. In fact for short term the prices MAY depcreciate some before they go further up. So if some holder of BT commercial plot is thinking to sell within next one year, it may be right time to sell now at good price and when it's relatively easy to sell.

The short term jump in price (a kind of short term bubble) is due to construction activity by some property dealers for their own shops. They were previously givin free shops by Bahria Town near Executuive Lodges but recently they were ordered to leave and they had to buy available plots from the market at high rates. So the short term price gain may slow down or reverse over the comming months.
