I have seen friends sharing information for construction in Lahore. CMY and few others provided detailed list of reliable vendors for iron, bricks, cement, marble, wood work, door etc. but I never saw such list for Rawalpindi/Islamabad.
If possible, friends from rawalpindi/islamabad provide list of:
1. Contractors (reliable/honest).
2. List of vendors for marble, electrical work, bricks, wood work, cement, iron etc.
3. Approx price for different kind of work needed for construction.
Everyone knows "bootsina" marble in Lahore but in Rawalpindi/Islamabad very few might know.
Also comparison/experience turnkey contract vs. DIY.

Khan Sb Assalam o alaikum I am nearing completion of may house at Rwp. I started with no experience and consulted number of people before undertaking any new work and Alhamdulillah! evrything is to my satisfaction. the major contributing factor with full support of Allah Almighty are: - 1.Four Nawafils daily (Ishraq + 2 additional) 2.The Contractor, who remains available at site and undertakes one contract at one time. In my case he is with me for last one year and grade him an absolutely dependable person. 3.Purchased of all itemm personally from source. 4.Payments to all concerned to never exceed the actual work done. 5.Chawkidar; an important character in most of the cases works against your interests. I handed over this responsibility to the contractor. I think almost all queries have been answered. As regards to list of vendors,I would suggest you to visit market and find the best suited vendor. There are multiple varieties and qqualities. Unfortunate to tell that don't go on face value or to the one who praise himself a lot for his sincereity, honesty .............etc. No of reknowned vendor provide material which by and large is good quality. you would always pay more for your lack of survey, cost and quality. must check atleast two to three vendors befor finalization. a. Best quality Steel is that of Fazal. But for building house you may select Itehad, RKC etc. I went fro Itehad. b. For crush I went (once only) upto source and Khawaja at Taxila is the best but obviously costlier than others c. For Sand you need to get from Lawrencepur. I have a contact you may like to use if interested d. Bricks of Pehwar are the best in quality and size, but they are very costly. You may like to visit one of the vendors and conclude a contract for the whole quantity with a provision that low quality material will be transported back at the his cost. e. Other items are late to come by that time is pretty wise. f. Last but not the least the cost of the project. As a broad yard stick if you undertake the construction work under your total supervision then the estimated total cost will be around 1300 to 1400 per sq ft. Wassalam o alaikum |
