last nov i bought a 7 marla plot in river garden isb, my intention is to build a house there,so far i have completed all the paper work required and will now start construction in coming days, alot of ppl have been asking me the steps involved in the whole process, so here are the details
i bought the plot, transfer was done in the office of society located in saddar rwp, both seller and buyer are supposed to be present at the tym of transfer, transfer fee for 7 marla plot is 27500pkr, at that tym u get a receipt of tranfer fee, a week later u get a document with embossed name of the new owner
next step is to apply for possession, possession fee is 5000pkr, u get possession in 2 weeks and ur plot is marked at the site
meanwhile u have to contact an architect for map, river gardens has a panel of architects and u have to stick with that panel as they say that the map from other architects will not be accepted!!!
map charges are 10RS per sq foot(covered area) plus u need to present the soil test report as well, soil test costs around 15-20k, architect hands over the map and u submit it in to the society office, they take a vetting fee(approval fee)4-5rs per sq ft plus 10k security
it takes abt a month or so to get the drawing approved!!!
u get security back once the site office approves that the building has been made according to CDA rules and regulations and according to approved plan!!
now u are almost done with paper work and now from now on its all about bricks and cement!! |
