   DHA Parkview Ext

Hi Mr.CMY,

Is DHA8 Parkview Ext is proper DHA scheme or it has also same dispute as the Parkview 8 has as most of the peoples are complaining about it.
If it is DHA scheme do you know when the ballot for extension is going to happen for it and where exactly it is located.

I'll be very surprised if ballot occurs soon, someone predicted it will happen December 27th :)
DHA does not have land for park view files, they had agreement with urban developers and UD did not honor the commitments. its really shaky and not advisable to purchase the file. rest is upto you.

Let me give you a brief history of Park view best of My knowledge and others are welcome to correct me.
It was launched in about early 90 s when files for one Kanal were sold in about one Lac each, from the beginning it had loose administration and had many irregularities among which the Top were

1. Lack of good development
2. Allotment of Plots [in map] on existing encroachments and
3. selling more Files without acquiring files

In early 2000 some development was done on available land but problem number 2,3 still existed.
About 3.5 ys Back DHA took over the Parkview due to its Lucrative Location. As you know all overseas people when they used to exit from Lahore airport the Door of Parkview was by itself a big advertisement for DHA. [Note:This particular advantage is gone after ring road is made.]

At that time DHA had small patch of semi developed land for 10 merla plots obviously it was not enough for the number of File. Instead of of Giving it to parkviw investor they Took over and announced DHA viilas in that area, small left land was balloted and only handful number of lucky people got plots one the developed land [first ever in DHA recent history to ballot developed land. I strongly suspect that they could not get expected number of Bookings for Houses and Left Land was balloted]
Now Park view Files holders were waiting for DHA 8 ballot and it was expected that DHA will do something. But again DHA disappointed them and "Sold" Surplus land in phase 8 on Installments 55 Lac per Kanal.

Now I am still strongly suspecting that DHA still have remaining Land in DHA 8, the Logic is Most of People who applied for Kanal plots got it, At least I Dont know any Kanal applicants who failed. If that is so DHA may Ballot it for Favor of Parkview file Holders. May be they wont do so to stabilize DHA 8 Plots which is losing fast.

Another bad fact for Park view and air avenue is that in spite of Good Location, Huge ring road had spoiled their access and camouflage them. Now DHA is turning eyes away from them.

Just to correct Jameel Sahib - I am the basic member of Park View. This society was launched in 1988 and I purchased a 1 Kanal file direct from the Society office in installment with a total price of Rs. 45,000 and an amount of Rs. 66,000 was charged towards the cost of development charges.

Wow, 111,000/- for one kanal. that's sweet. Can we reverse the time please :) or may be not, i will have to go to college again :(

Thanks for correcting me i had approximate figure and time in my Mind , would you share what is final outcome of your investment. Did you get plot on developed area or File.

Jameel Sahib - as I have been reading your comments on this forum, you seem to be well aware of real estate affairs in Lahore.

The Park View Society was launched in 1988 and there was advertisements in the then news papers. At that time Park View office was near Sherpao Bridge and the society did own some pockets of land near Sejpal and Malikpura. So I got interested and booked a plot of 1 Kanal for Rs. 45,000 by paying cash amount of Rs. 5,000 and the balance was paid later on. Computerized balloting was held on 6/11/1989 and I was alloted a plot in C block. The development charges of Rs. 66,000 were paid in installment. Due to delay of development and some other legal problems regarding acquiring land, the development could not taken place as planned. There were many ups and downs in the interim period. The PV came to shot when the new Lahore Airport became operational. Anyhow, total amounts of Rs. 600,000 was paid to PV management on account of development charges and later on when PV got emerged with DHA, an additional amount of 3 lac was paid to DHA. At the moment the worth of my plot is aound 72 lac.

Can any one tell the fate of Park view DHA 10 marla files??? This was my first investment and I am feeling I have lost it....

There was no ten marla files in the initial map and the number of member was was only 2100 but aleem khan change the map and added 10 marla plots and cancelled about 180 plots about 107 member adjusted some were in the process of adjustment and about 52 cases are in different courts in which dha is loser.Aleeem khan create about 700 plots the ballot of which was never be done and all these plots were either in his hand or in the hands of big guns who enjoyed the money and location.All these plots should be cancelled and a criminal fir should be filed against aleem khan and imran should also see the credibility of the person other-wise his party will be full of rotten eggs
