I have 7 lakhs. I want to buy a plot in lahore. The options that i can think of are below:
1. Buy now a 10 marla file in under-developed societies like State Life Phase 2, NFC Phase 2. I know that these societies are still under-developed and it may take 4-5 years to develop.
2. Wait for a year or so and increase budget to 11-12 lakhs and buy a 10-marla developed plot in society like fazaia. But still it isn't sure that after a year the price of plots in such society would remain same or increase.
3. Book a 5 marla plot in parkview or Dha Town on installments and wait for 2 years to get possession.
What do you suggest ? Which one be wise option?

You are right that SL-2 and NFC-2 are still under-development. I am not a expert in buying selling but i have been in touch with market for past 7-8 years. I think CMY can guide you better in this regard. My suggestion is as follows:
1. DHA town is a secure investment. Its management is good and if they are promising possession in Dec 2012 then very likely they will meet this deadline. I am not a fan of Park View.
2. Currently the market is very dull and i think the future is not clear. If you don't like DHA town then instead of investing in SL or NFC, you can wait more to raise your budget.
3. I have a file in SL-2 and i have a plot in DHA town. Personally i am feeling more secured about my DHA plot. I am even thinking to sell my SL file in coming days. I am holding this file for past 4 and a half year and now i am selling it at a loss of 2 lakhs. Main reason is the poor management of this society. They have made promises in past but they never fulfilled any of it.
4. At the end it is your money so you should do some research before buying something. Again i recommend DHA town. Rest is up-to you. Good Luck. |
