and I think that guest may not be too far off line with that offer. Think about it, the cost of land cant be more than 60 lacs, the construction cost if he used the high quality materials is about 80 lac so that makes it 140. Dont you think 90 lac for profit is a bit steep? I might be wrong if one canal land is now selling for over 120lac now.

S.K. the cost to construct lass contruction one one kanal with three stories and fully furnish with 8 split acs is around 1.5 caror alone.

Looks like you have no idea regarding 500 sq yards property prices in Phase 3 Bahria RWP :( as your offer is far from reality. You can find a 272 sq yards safari villa in Phase 1 with 3 or Maybe 4 bedroom in your price range. In my opinion, this house is worth over 2 crore.
@ S.K,
You have over-simplified your mathematical equation. Things in the real world dont work like that. When people invest money for 2-3 years and take a huge headache of all construction hassles, they dont sell you property at cost. Also keep in mind the hyper inflation currently. But if he sells it at your offer, you got a good deal.

well the price is negotiable, but lemme tell you that an average 500 yards house is around 1 crore 60 lac to 2 crore
and as far as your mathematical calculation is concerned plot price is around 60 to 70 lac, a kanal plot measures 50x90, average construction cost per square ft is Rs1200, do the math ur self and add hassle hardwork and tym that is required to build a house with full basement!!!

lemme help u
50x90=4500sq ft
3 full stories covered area will be approx
4500x3=13500 sq ft
=11500 sq ft(subtracting lawn and porches etc)
11500x1200(construction cost per ft)=1 crore 38 lac!!!!!
