I have came across several posts about DHA-9 on this forum. It is true that some officers in Army are asked to file their case for a possible 1 kanal plot in Lahore but it is not yet clear where they will get it. A Major rank officer told me about the possibility of balloting in 2012 but according to him there are land acquisition problems. Several people claim 98% land is acquired by DHA-9 but the officer had a different view on this situation especially the dispute with villages that lie on this land. 98% is on papers but ground reality is different. I called two property dealers in DHA-2 and according to them DHA-9 means 9 years :). I too have a file but i bought it with an intention to wait for 5 years :). I think it is a safe investment but only a short number of people will be real beneficiaries. You see if someone buys a file in 2011 and then balloting takes place in 2013 (let say), then it is a profit. But if someone bought a file in 2006, then it may not be that profitable because at 12% profit from saving account, he may have made profit of 14 lac in 8 years (15lac X 12/ 100 X 8 = 14.4 lacs). But off course that's how it goes on. I am still a fan of DHA-9 despite all above issues and i plan to buy one more file soon. My thinking is that DHA-9 is a long term investment and short-term buyers must stay away from DHA-9 :).
Note: This information is just my personal thoughts and i am curious to know what others think. I am not intending to influence anyone :).

It is beyond comprehension that some people are actually buying in DHA 9/10 files with the intention of building a house there in 3-4 years time frame. How much time has passed since balloting of phase 8 and have you seen even one inch of development work. DHA 9/10 should be only for investors or people who want to gift properties to their kids but not for somebody planning to build a house even in 5 years time.
Another baffling observation is that some decent location plots in phase 8 are actually more priced than the decent location plots in sectors D, L, F of phase 6. I find this to be one of the biggest distortion in the market right now and it will definately get corrected very soon. Somehow the value addition provided by years aheadstart in development status has been totally ignored. |

And one more thing..I don't know who came up with the fact that 98% of the land has been acquired by DHA in phase 9/10. This is another incorrect assumption. Just google earth on phase 9/10 area and you will see lots of green areas spread across phase 9/10 site. |

I agree with the analysis presented by DHA. Anyone who wants to invest must visit the area to find out actual situation on ground. I also don't know why people invest in DHA 8 undeveloped plots at such high rates with lots of katchi abadis and pits around it. |

For your information, on inquiring from DHA, Lahore, they don't know anything about the baloting of Phase-5-Ext and DHA-town phase-9. Even not ready to give any timeframe.

Marketing and Corporate World Rule # 1: Any formula which has worked in the favour of the organization is worth repeating again...
By the same logic, if DHA was able to fetch significantly more money on phase 8 installment plots compared to its historical experience otherwise, there is a very high probability that it will launch Phase 9 on installments as well (because people pay for the DHA brand name) and in the event of that happening, the price will not be 14 lacs, rather 41 lacs (or 55 lacs in installments). When it happens remains a question mark. |

Agree 100% with Mr. Salman. When DHA 9/10 will be sold in installments its price will be as high as 55 Lacs or even more. DHA is better brand name than Eden and Eden has sold land at worst location than DHA 9/10 which is across Hudiara drain at 40+ Lakhs excluding development charges. So he is a king of fools who thinks a far superior DHA brand name cannot fetch better price for a far better loaction which starts right next to DHA phase 4 and 5. It's not a matter of if but when. It will happen, may be mid of this year, may be next year BUT when it happens the file will go to around 4 to 5 Million immediately. |

ali11 u r an idiot & yr post is full of false statements. dha 9 is very next to dha ph 1 to 5 and eden which u praise is across the hudyara drain. 3 ring rd interchanges and minimum two direct approaches from fairozpur rd will give dha 9 better access than other pahses of dha. one from khaira canal and other before kahna. the size of dha9 is very small than u think after excluding askari eleven, shuhada town & other small scheme. soon u will curse yourself and your children will also curse u. |

ha ha ha ha. i think buying 10 marla file of eden for 25 lakh on a very bad and location of cheap land (some 3 km inside from main) has made u mentally disabled. i pity u. it does not matter how far down dha 9/10 has gone. in fact that is plus point bcoz its worth is a lot more and u one can buy it for only 14.8 lakh. however in comparison with 9/10 the worth of your 10 marla eden file should be only 4 or 5 lakh. re installment who can stop dha from offering 9/10 also on installment like dha 8. when they will offer it for 5.5 million on installment u and yr childern will curse u for being so dumb that u thought 10 marla eden file at much much worse location was somehow better. tell me do u have askari 11 or dha shuhada town in eden barrent lands. or does eden barren lands exist next to dha 1 to 5. or whether people prefer to live in dha or eden barren lands. u made a bad choice & u only r to blame for yr bad choice. get rid of that 10 marla eden barren lands file asap & buy two dha 9/10 one kanal files. yr children will very be happy for khan uncle. |
