Dear Yasin Sb,

I would like to compliment your work, your are doing a very good job and guiding people in property issues. I want to point out and seek your opinion and invite discussion in one of issues of price hike in our property scenario. I am a civil engineer and work with one of the top developer in UAE. My focus is DHA, why the price in this housing authority escalate so rapidly while housing societies just adjacent to it with approx same infrastructure have much lower or indeed actual price of plots.....dont u think this is due to land mafia and property mafia who is hiking this price artificially for their own vested interests and forcing property prices unrealistically to a level which is out of reach of masses within the country.

I dont think Land Mafia is involved at this stage Prices are slowly Coming up and demand and supply are is in Balance.
The reason why DHA is liked by overseas is that I am going to Pakistan in April for 2 weeks I am sure that in this much time I can only buy in DHA, In other areas maily in LDA and registry area the formalities are so much that purchase cant materlize even in Months. Even then you dont have peace of mind.

I am not comparing DHA with LDA schemes. You are right transfer in LDA is much difficult and lengthy process but other gud private housing schemes like Eden homes and State life or Sui gas the transfer is quick and safe price is half and infrastructure is almost same. I am also out of country and studying the property trends in pakistan and i feel that property dealers ( Not CMY ) has a clear tilt towards DHA and always try to escalate prices here. I have visited DHA 4, 5 and its almost same as Sui gas / State life Phase-I or Eden Ferozpur. Statelife - 1 has a very good approach as well but price is half than DHA. This difference what i understand is only due to brand name...i dont think there is any other major reason...this brand is being promoted for their own interests and land and property mafias are a party. This trend shud be discouraged. We the people out side pakistan can purchase escalated price plots in DHA but wot for the people within pakistan...dont u think after purchasing at escalated price we fix the price at a higher level and create trouble for others

1- There is no fraud in DHA where fraud is possible in every other society of Pakistan in DHA even Zardari Cant do qabza on your plot

2- There is law in DHA and no one is allowed to violate the Law while we Have house in ALLAMA IQBAL TOWN who has become fish market because of commercialization’s
in dha no one is allowed to conduct commercial activities in houses

3- DHA is the only scheme where no one can violate the map. You can’t put an additional brick on your house against the map

4- The development standard of roads and other infrastructure is superhero. School roads mosque graveyard shopping plazas wider road …….. u know what I mean

You can’t compare DHA with any other scheme even BT is far behind then DHA.

I respect you opinions which are mostly have cosmetic bases. What i want to say is how cum a plot in lahore can have a price of 125 lac per kanal. A poor country with annual GDP of less than 1000 USD. We dont have oil reserves. Business in lahore is not soaring.....then what is the reason of this price hike...reason is simple land mafia and property mafia.As far as infrastructure is concerned there is not such a huge diff that can justify price hike of more than twice......As far as elevations are concerned we have a characteristic to impress others thats why we waste money on elevations. I can show u villas in UAE worth multimillion UAED but very simple out look...

Agree Mr.Fahad you have valid point, I really dont understand who is in Lahore/ Pakistan with that money buying houses / plots.
Peoples are paying installments 500,000 monthly in some society we are living abroad UK/Canada/US dont have power to buy on such installment.
Surprisingly the property rates in lahore are high than any good countries in the world.

To clear your confusion that who is willing to pay these amounts i should tell u that there are 10-15 million pakistanis working abroad and everyone abroad has a dream to build their own house in their homeland.

Secondly , there are few sectors which are growing very rapidly in pakistan e.g IT Offshoring already enjoying 4 billion USD exports.

Thirdly , Agri Land Owners are enjoying a time of their life due to increase in agri commodity.(though this means some people might not get food items in a low price) and they also spend their saving on realestate.

And fourth and the most imp point is that their are very few cities in pakistan which have the quality housing authorities and even in those cities their are very few societies upto the mark.

So u can pretty much assume that in lahore real estate investment is coming from kasoor,gujranwala and the neighbouring viccinities too

There are 18 Crore probably more people living in Pakistan. Just 1% population of Pakistan is a huge number, calculate it, and thats a big number.

You are comparing the top few percent people of Pakistan with an average person overseas. Not the right comparison, as the entire Pakistan, nor entire Lahore live in DHA, but only the well to do ones.

You dont understand wot i want to compare...difference is notable and clearly indicating that something is wrong...Couple of months back i visited Sui gas, State life-1 and DHA - 5...same location (State life even better), almost same infrastructure...State life has Storm water drains in addition to sewerage system, sui gas has gated community hence more secure..BUT... Price difference is huge...

its not possible to compare, even charar pind is in middle of defence now you will ask why is the price in charar pind not high :)

defence is much better and every one from america dubai europe know what is defence, no one know where is state life and suigass and they are so small you can not compare

please do not join property business as you are unable to understand why people prefer defence, there are more facilities there and it has become a standard.

people even move to defence to have a better marriage perposal for their children. these childrens like to eat ice cream in hotspot not in juice corner ;)

phase 5 has beautiful homes, palm trees, large main blouvard, nice plainig and

major plus point is underground wiring

the area looks like dubai

suigas and statelife are not that good

I now understand your concern and all i can say is that this issue is comparable to the one we face in transport.

People prefer daewoo over faisal movers/tdcp anyday despite the fact that daewoo almost charges double and despite the fact that other service providers have better buses.

But the catch is reliability.So price difference is their not solely due to the quality of housing scheme but more so due to the reliability of the housing scheme.Your investment is safe.
