Architect design charges Islamabad,

Dear all,

If some one can advise me as to what are approx charges of an architect to design a simple one kanal house area 5000 sq feet.

I am being asked for 2% of total construction cost @ 1500 per sq of covered area plus Rs 25 K for soil test report plus Rs 25 K for final close out plus 10 site vists @ Rs 5K per visit.It works out to be about Rs 2.5 lac. Another one less expereinced is quoting a total of Rs 1.2 lac.

The one asking Rs 2.5 lac is well experienced but I request your advice considering the big difference.

The prices you have been quoted are the normal list prices of most good repute architects, but there should be room for negotiation. Secondly if you the Architect prepares all drawings in detail and you have a good contractor building the house you dont need the Architect visits at all. If there is some confusion about the drawings at any time, you can go to the Architects office with your contractor.

Remember the Architect is only qualified to design the structure, make electrical, plumbing drawings etc. He is not a Civil Engineer so he cannot comment on the quality of work. Still if you want to make sure that the house is being constructed exactly as per specifications you probably can have 2 or 3 visits

Ali bhai, These are reasonable rates. I made my own design and had an architect bless/design the 'structural' details. If you can do that as well, you can use the less experienced one to save money. I would suggest is to check for at least 3 references and see their completed work first hand. Some times less experienced people work harder to gain other business. I believe in giving chances to the rookies :-)
