I am looking your replies on this site for some time and I think you have very good knowledge and analysis about property related issues. I need your kind advice for myself.
I want to buy a house for myself having following features/facilities.
10 marla house with atleast 3 bed rooms.
Area should be neat and clean.
Which area will be suitable and what will be approximate price for almost new house (0-5 years old).
It should be free from any litigation/legal problems etc.
Transfer should be easy and faster.
Location (approach) should be good.
Wapda town, askari-10 or Askari-11, valancia, PIA or PCSIR-II etc., which will be better.
Society should be atleat 20 % populated.
What will be approximate transfer time required.
Once again, it should be free from any fraud etc.
I shall be highly thankful to you if you reply me in detail.

You have 2 Directions
1 Buy in LDA area like in Johar Town or Faisal Town or Model Town EXt Allama Iqbal town new block etc
2. Buy in cooperative society or DHA
All LDA areas have very good approach almost fully populated and lot of facilities on you door step but only problem is lengthy transfer procedure there are also some frauds.
Cooperative societies are better option for you I will arrange in order with approx price.
1. WAPDA 1 price 70 to 80 new [5 ys old will be 5,7 lac less
2. valancia price 60 to 70
3. PCSIR 2 price 70 to 80
4. NFC 1 price 60 to 70
5. PIA price 60 to 70
i shall advise you to visit Pakistan and see all these areas and decide your self as it is life time decision, consider plan of your family, ages of your Children how many drivers in home etc. |

I shall further add that to buy a 4,5 old house is very good decision as you can see many faults like leakage of Pipes and wash room and other defects, similarly Thekedar built house with poor material show themselves even to layman, Most of the houses built by owner are simple designed and elevation are not as great as Builder's houses , but will be more durable and comfortable to live, if you plan to buy a house with some defect consult some sincere expert, but never adventure to buy a house with low level, Upper story Bath leaks and lots of make up or texture paint. If you find texture paint always think that they tried to conceal a fault. |
