I visited non-dha societies in last couple of weeks, with the intention of buying 10 marla plot in budget of 16 lakhs. I visited societies that come after johar town. Below is my analysis.
Societies around College Road

The best society in this area is wapda town. But its quite expensive to buy a plot it. The phase 2 has only two plus points. One is, its on main road, second is wapda town name. Its quality is lower than phase 1.
The second best society is Valencia. It has good commerical area and quite some houses. Its main road is getting connected to Khayaban-e-Jinnah. It has good infrastructure.
Next comes NFC. It has nice development and many houses. But it doesn't have good access road and commercial area.
Then comes UET. Decent development and ppl living here. But again it doesn't have good access road and commercial area.
Next is Punjab society 2. Its development is okay. Houses are there. Access road is college road.
Then comes military accounts. The plus point it has, is location on college road and ppl living here. Infrastructure is okay.
Audit and Accounts is next to valencia and is connected to its main road. Thats the plus point only. Development is okay and there are some structures.
Nasheman Iqbal is developed strictly okay and doesnt has any access road directly at the moment. There are some house like structures there.. i am not sure people are actually living there or not.
PCSIR staff is just ruining the name of PCSIR. I didnt bother to look it. I only visitied these societies in these area.

punjab govt scheme is the bestfor who want to livein peaceful atmosphere.it is very reasonably constructed n priced. |

thanks for this valuable information. This help me alot.
As your budget was 16 lac for 10 marla, in 16 or upto 20 lac what society you will recommended. I'm also looking a plot in non-dha societies but not too far away. Your mentioned societies are fine. please tell me what is your recommendation after your visit to all societies.

It all depends when u want to make house.
If you wanna make now.. then try UET/Punjab Government 2/Nasheman Iqbal/Nespak1. you will find plot here in around 20-22 Lakhs. Search hard, you might find something here under 20.
OPF, Architects are okay. You can try them as well.
If you have budget of 25 lakhs then there are better options. Valencia, NFC.
If u wanna make house after 3-5 years then may be nasheman iqbal2, audit accounts, fazaia. |

In 25 Valencia, NFC is your recommendation.
Lahori Guy, what about PCSIR. is this preferable over Valencia and NFC. beucase approach wise its good. whats your opinion on this brother.

IF you talking abt PCSIR2 then its great. But I am afraid it is too high for ur budget. PCSIR staff is cheaper than PCSIR2 but its worst of all societies in that area. Approach is good but its development, infrastructure and look n feel is all third grade. |
