Ch Omar.

Please guide me, is it possible to complete a one (1) kanal house (Plot/Land +Construction) in DHA Phase-6 block-B or H.
With standard finishes at ground floor only and the first floor remain as gray structure to be completed in future, within budget of RS 110 lac.
Your suggestion, info & comments will be highly appreciated

Please confirm the size also.
Whether E-block house (Value =110 Lac) is 10 Marla or 1 Kanal. If it is 1 Kannal then please also confirm whether it is single storey or double?

I was also looking same option that you have stated above but someone told me that IF 2nd Floor is grey structured (not compleated fully) then DHA will not issue House completion certificate.

To get completion certificate; both stories shall be finished (for double storey house) OR single storey shall be finished (for single story house). (I.e house shall be completed as per Map).

Most of people advised me that instead buying 10 marla plot in DHA6, Buy 1 Kannal and finish Ist Storey and leave 2nd storey grey for future extension/completion. meanwhile someone told me about this Completion certification etc. Since then I am confused. I would request others and Specially CMY to please give comments on House Completion certificates and related things.

Dear Ch.Omar,

As per my calculation, you can make a house as per your requirement , within more or less same budget.

Following is rough/general calculation for your reference,

Plot Value in B-Block = 75Lacs (including Taxes/Transfer etc)
Design Cost/Map/architecture = 1.5 Lac (assumed)
Grey Structure Rate = 750 PKR per Sq foot (Approx)
Construction Cost (Finished) = 1500 PKR Per Sq foot (Apporx) for good average construction
---------------------------------------------------------------------------------------------
Covered Area for 1 Kannal House = 1750 Sq feet (Approx) per Storey
Now coming to calculation

1st Storey Finished = 1500X1750 = 2,625,000 PKR or 26.25 Lac
2nd Storey Grey = 750X1750 = 1,312,500 PKR or 13.125 Lac

Total Cost = (Plot Value+Map+ Ist Storey+2nd Storey) = 75+ 1.5 +26.25+13.125 = 115.885 Lacs

Means you can get it with in around 116 Lacs 
But double check the issue of completion certificate etc 

Note:
- The costs are not fixed but above devised concept is just for your information/refrence.
- Prices are assumed as per current rates and may vary.
- Grey structure rate is 700 to 800 PKR / Sq foot
- Finished Construction rate is 1200 to 1800 PKR / sq foot
- Map / Architectural cost = 50,000 to 250,000 PKR

In foreign , Storey 01 (level 1) means Ground level whereas In Pakistan Ground level is considered Level 00.

So please cosnider my above calculation for Ground Level and for Level 01 (Storey 01).

Dear CS
Thanks, for your detail calculation, regarding completion Cert. as of my knowledge. that if you are selling the house then you need to obtain the said cert. But if you are living yourself then you don’t need it immediately, and can be requested any time after finishing the remaining construction in future.
Mr. CMY & other experts are requested to comments on it.

One more thing I forget to mention that, DHA office have no concern about finishes they will issue the completion letter even both the floor are just gray structure. Because they are checking the construction violation only such as SQ. size ceiling heights and the passage around etc. which should be constructed in accordance with the DHA approved map (House Design). However, they have no other issues even house without wooden doors, paint and electric fixtures.
Their engineering office just inspecting the house structure (upon your request) which must be match 100% with the DHA approved plan (House design) logically, it makes sense they do not having any issues regarding finishes standards. Because that is non of their business as well.

I received an objection from the DHA that earth filling outside the boundary wall has not been dressed as per DHA rules whereas DHA people have themselves dressed up the outsides and I have not even touched the outsides. So the lessen is be careful.........

CS calculations are mislead. One canal plot = 4,500 square feet. He has taken the covered areas as 1750 square feet on ground floor and on first floor which is too less. Normally a double story one kanal plot in DHA has a covered area of 4,800 square feet. At ground floor nearly 2,700 square feet and on first floor 2100 square feet (75% of greound floor). So the nearest calculation would be as under:-
Ground floor 2700 x 1500 = 4.050 m
First floor 2100 x 750 = 1.575 m
Design = 0.150 m
Plot = 7.50 m

Total = 13.275 million

Dear Masif jamil,
You are right.
In my mind was 10Marla and did the same for 1 Kannal.
Anyhow... the concept of calculation is correct only the coverd area was plugged wrongly.
