i tried to buy a plot in DHA 6 during my last visit to Lahore ... dealer confirmed plot for 57 lac. I gave the token and when went for biana , i was told that now it is now 58.5.....

reason... the sellers dealer bought from seller for 57 and now selling for 58.5... add the commission also... within 3 dys he was trying to make 2 lac... wat a country and what a nation.. shame!!!! :cl :cl :cl :cl :cl :cl :cl :cl :cl :pkf :pkf :pkf :pkf :1) :1) :1) :1) :flg :flg :flg :flg

Dear DHA Dealer Victim,

With due respect, just blame that "F" Dealer not a country. On Pakistan's Passport you went abroad and made money and due to Pakistan Passport you became eligible to have dual nationality not Pakistani Passport no aborad , no money, No dual nationality. So, please this land.................. and Pakistani Flag... if i hurt you than please accept my appology.

Why not blame yourself for getting exploited. You were going to make deal for 57 lacs and you did not have the resources and ability to investigate. This site where you have posted you reaction has been crying foul for years trying to educate its client and general public for free. A person who refuses to get educated should not blame others for his own short falls.

This is all because You showed yourself very interested in Plot , It is usual situation, ask your Token Back with Money and tell that Market is Open and Now I shall not buy even if you sell in 57. Now deal cant be finalized if Biana statement shows that there is sufficient time. On the other hand if there is less time then dealer will bow.

During my recent visit to Pakistan my impression was that the plot doesn't get transferred directly from seller to the buyer. Instead the dealers buy the plot from the seller (probably somewhat less than the market value on biana) and a group of dealers then sell it (Somewhat higher than the market value) during the biana time usually 4 weeks. In the process they chage commission to two parties and also the take home profit from short term trading.

Another disadvantage of short term biana trading on plots to the real buyer is that several layers of owners are added each expecting some profit from the trade thus adding fake high value to the plot. This is like a ponsi scheme which is bound to lead to collapse of the price sometime in future as the prices reach such a level that no real buyers is prepared to pay those prices. Hence low level of transfer of plots rate at dha office.

Could I please ask Mr Khan and Mr agreed that how Mr DHA dealer victim should have behaved differently to avoid this situation.

Guys , don’t get carried away I am still holding Pakistani passport and proud to be representing my country abroad and guess what unlike you many we living and working abroad contribute more in the economies but I guess i will be waiting my time explaining that to you... you people deserve leaders like you had in the past and currently... and you know why coz of your attitude which is so submissive.... i highlighted an issue which is related to being ethical but most of you there blaming me.. for what ? ... well I know ... you belong to the same fraternity (dealers)... yeah!!!!

Come one guys grow up.. otherwise you will surely go back in dark cave ages. BTW I am not a fool i caught them red handed and told them that they were cheating with me... guess what the guys told me it’s not only them most of the market in DHA is like that, he proudly also stated that i will be lucky if I can get plot without such hanky panky by the dealer.....

Have u observed price hike in patrol!!! On what formula prices been incresed in daily life????No one wants to discuss.

Dear Aamir,

I am sure Mr DHA Dealer Victim is not so naive not to demand his token money back. Return of the token money does not avoid the situation either. The actual problem Mr DHA Dealer victim faced was that the parties agreed on a price and after the token money was handed to the buyers dealer Mr DHA Dealer victim was told that the plot was bought by sellers dealer. The qestion is how to avoid this situation because the buyer has invested time and effort to decide which plot to buy. Return of the token money is not the answer. The solution should ensure that this situation does not arise!

I had been Victim of this situation once only in my 5 deals and that time I paid only 10,000 more. The deal was mediated by some very respacted person of this Forum,
I think this is hard to avoid unless you are buying some thing much higher than market price, overseas people are common vicims of this situation as people know that they have less time.
Now CVT and Stamp duty have further complicated the situation, If you are planning to have quick deal by token only, and you have already paid stamp and CVT the days of transfer seller or his dealer backs out and create Phada to increase price, as they will know your I.5 lac money is already down to dust bin.
with the Most dealers you cant get Biana for Biana and Token for Token as these people learn first training to deal this situations at Max you get back only Biana or token that too after some wastage of time
Such problem arise if you show you are inexperienced, or very interested or have short time or you are getting a plot at very competative rates.
On the Other hand if dealer have still some time in Biana with first Party then problem arises more.

@ What people of my country : Any one of us can be cheated, you cannot say that a person living abroad is clever enough that he may escape from such situation. ..

I was also cheated by a DHA dealer. Dealers now can not live on commission only. It's a different game now. This country deserve the punishment what they are getting now.

The point here is moral and ethical values of society...there is no grooming of society as a whole...v r junk of swindlers...Molvi only teach to go for prayer but wot other responsibilities he is not interested. Teachers never give u a lecture on moral values and civic sense....the situation arising is also a big failure of parents who don't pay attention in character building of their kids...Have u seen Japan case...prices were going higher and people started to stock..govt announced we have enough food there were ques of people to return extra food to shops...earlier shop keepers opened their shutter for the people to get food they want coz they know wen things would become normal they will come to pay for the food they took......On Christmas those Kafirs give discount but our MUSLIMS create shortage in Ramazan to get more money.....Can you compare Lady Diana funeral with any muslim leader Janaza e.g Yasser Arafat..how civilized we are.....Can you compare 1 million people who gather at cermony of POP change in Vatican with ques and pin drop silence to muslims performing haj where they run over their fellows and kill them...how organized we are...you can think

All moral values were taught, rules are there, but... ears and eyes are closed, forgotten death, I have seen on funerals people talking about business deals.

When I did my undergrad engineering in PK few friends around got jobs through political connections and I was jobless. I was offered once to join suigas if I pay some middle man 5 laks, but I preferred remained job less and Alhamdulillah, earned Halal money throughout life. Made millions abroad, and ongoing. No regrets at all. Believe me, Halal income has strength. All problems in the society are because of unfair means of income.

Everyone here can advise the victum, But the Victum using words like "what a nation" + "putting bad remarks on the country" i am also living abroad i know how indians put positive image of their country......... even after having more issues in India then Pakistan but we Pakistanies always thankless people....How monay people slaughtered in 1947 everyone knows....... now we are saying what a nation...... I am living abroad for the last 33 years & have come across peoples of different nationalities.
Go & Ask Plestinians what does a homeland mean?
We should do our best to bring Pakistan out of whatever difficult situation it is facing instead of disgracing & Insulting this "Blessings of Allah Rab-ul-Ezzat" which is the Future & Custodian of our children. Find other ways of venting your anger because of wrong deeds of some individuls instead of insulting & disgracing your Motherland.

DHA dealer victim is correct in bringing up this subject on this real estate forum. However, he got carried away with his big mouth blaming country and nation. Frauds, cheating have become fashion now in any society. Generally in societies where corruption is not that much spread, it is still called unethical.
I live abroad and am a victim of such incident when I purchased a plot in DHA 6. At the time of transfer, I realised that excluding seller and buyer there are 3 parties involved and all the parties had a margin of approx Rs. 50,000 for themselves. I ended up paying Rs 200,000 (difference between seller and buyer price).I took it calmly and agreed for the price. Later, I realised that more than me, the seller was cheated. I eventually got what I had aimed for and did not repent later.
I believe that a proper guideline can be suggested as hints for buyer to be aware of at the time of purchase. This would sure be a great job done with the help of honest dealers.

@ Riz Khan... no one is abusing Pakistan but the monster of corruption in our day to day life. Anyhow please tell me one field of life in Pakistan (now include HAJJ, Raymond Davis also) where we don’t have corruption... just one I am asking and not many... please do share.
BTW DHA itself is an organized corruption.. if you care to study the pattern right from launch of any phase anyhow I wanted to built a home for me which i probably will never do here.
Accept my apology if I hurt people here but the idea was to highlight one of many groups who have colluded to loot innocent Pakistanis just like sugar, wheat....

This thread has gone so long because people of Pak have accepted that unethical and corrupt practices are the standard operating procedures in the country and that its the sole responsibility of an individual/citizen to avoid fraud and mistreatment by any means possible. if you look at above, few people are blaming the victim instead of miscreant. This collective attitude is causing the rise of corruption in the society.

Relax. Dealer is right. 'Mard ki Zuban' wala seen dealers key saath nahin chalta. In normal dealings ammounts upto 1 lakh, or 2 lakh or more depending on the simpleness of the client going to the chain of dealers underhand, are very common. Mostly the the money you pay in cash including biana etc goeas tax free in dealer's pocket. Seller only gets the Bank Draft that you Pay. This is true with every single Dealer in town but good dealers have the advatage that you can be somewhat sure you will get a legal deal. How else they can afford AC office and cars etc. But you come to market with this background in Pakistan. Many perople now understand that and live withit. One should also, else start some other investment abroad.

I recently bought a 5 Marla Commercial plot from Bahria Town Lahore in Sector "C" by just sending an email because I trust that still there are people in Pakistan you can trust. I sent PRs. 300,000/- as advance payment by DD from UBL Abu Dhabi. Bahria informed me that It takes a lot of time to get DD from abroad encashed. Then I sent PRs. 710,000/- to my brother in law again through UBL Abu Dhabi who paid to Bahria !st. installment again by DD from Pakistan.
If you want I can send you the copies of documents for your satisfaction.
The question here is not whether I am honest/sincere to Pakistan or not. The question here is why for every small or big problem we come across due to any reason we just start abusing Pakistan.
This Pakistan, my Motherland, made me an engineer for free & now when I earn millions, my family live in comfort & we have every thing in life which a middle class family can desire do you think it is advisable for me to reward by hurling insults & abuse on Pakistan for any/every thing.
I admit I am not an ideal muslim but I try to do whatever good I can do for my motherland both in words & actions.

I would again say "Go & Ask Palestinians What Does a Motherland/Homeland Mean"
May Allah Rab-ul-Ezzat bless Pakistan & Pakistanis.

In your last comment you posted i give you full respect ....... believe me we are far better than many african countries ......... i cant name any individual department or organisation as a full working honestly in pakistan but i know many people working on key government n non government positions with full honesty..... dont be hopeless ...... inshALLAH things will change once we ourselves start changing ourselves and stay positive .... even with positive approach the president of Gramin Bank in Bnagladesh can make difference in the most corrupt Bangladeshi environment.

I believe this is common practice when a plot is purchased thru dealer & major contributing factor is the time available with buyer. anybody coming from overseas for vacation is laways short of time.

I came across such situation twice. I don't want to go in details but all this happened because of shortage of time.

Dealer or any seller exploit when it is known that buyer is short of time. Nobody should blame the country but he should take the measures to avoid that up to the possible extent. Straight forward honest guys are difficult to find.

I am one of the overseas Pakistani and would request my dear bros to advise me with utmost honesty. I am planning to buy a plot in DHA on my next visit to Lahore. Can you brothers advise me as to how should I go about doing the transaction? What are the steps involved?
