Problems in buying plots in DHA Lahore,

Aoa,

A friend of mine recently planned to buy a plot in DHA phase 5 or 6 and arranged approximate budget seeing the quoted prices. In this regard he gathered his savings plus some loan from bank. We approached different real estate dealers but whenever we sat on table with a dealer to finalize any plot we were informed that prices are going up by 2 or 3 lacs and plots specially 10 marla are short in the market.

Similar experience was faced about 2 years by my friend and he is still unable to buy a plot. Desperately he is being forced to quit the decision of buying a plot in DHA. Because instead of negotiating on the quoted price the investors start asking 1 or 2 lac above the quoted price which is impossible for a person once he has hardly arranged a budget.

It seems the sellers are a bunch of mafia people who control prices and whenever any ordinary buyer is in the market they try to thug him.

I would request any prospective buyers to get together and say no to these greedy people so that the prices automatically normalize once people say no to these investors wished prices.

On the other hand seller of the plots is the community who suffer a lot due to the greediness of the dealer or mid persons. Hundreds of sellers are desperate to sell their plots but they are always cheated as at the time of transfer his money amounting to 5 to 6 lac is shared by the group of middle men. I would suggest some forum where seller and buyers can meet directly by just paying the commission only.

Some dealers do the same; even when the buyer & the seller want to meet each other. Its better to give ad in the newspaper &, as facilitated by the CMY, u can place an ad on the internet as well. After getting reasonable offer both of them may approach any dealer for the smooth transfer.

I THINK PROBLEMS R NOT FROM THE SELLER SIDE, BUT IN FACT PROBLEMS R FROM THE ESTATE AGENTS SIDE WHO NEVER BE SINCERE AND ALWAYS TRY TO CUT THROAT OF BUYER UNDER THE TABLE WITH SHARP KNIFE, TWO YEARS AGO, I ALSO NEARLY ESCAPED TO BECAME A VICTIM OF AN ESTATE AGENTS IN PUNJAB CO-OP HOUSING SOCIETY, WHEN I WAS DEALING A 3 MARLA COMMERCIAL PLOT ON TELEPHONE FROM LONDON, I DO NOT WANT TO DISCLOSED THE ESTATE AGENTS NAME BUT SURELY ITS LEFT AN EXTREMELY NEGITIVE IMPACT ON THOSE PAKISTANIES LIVING ABROAD AND TRUST ON ESTATE AGENTS WITH BLIND FAITHS.THE ESTATE AGENTS TOLD ME ITS ACTUAL PRICE IS 29 LAKHS BUT OWNER IS INTERESTED TO SELL IT IN 27 LAKHS AS HE IS NEEDY ONE.I DISCUSSED THE MATTER WITH ONE OF MY FRIEND LIVES IN LAHORE AND LUCKIELY THE OWNER LATER BECAME A RELATIVE OF MY FRIEND AND HE TOLD HIM THAT MY ASKING PRICE IS 22 LAKHS NOT 29 LAKHS,SO NOW U CAN IMAGINE ABOUT THOSE UNSCROPOLOUS ESTATE AGENTS, SO THE DAY OF THAT WE DECIDED NEVER EVER TRUST ON ESTATE AGENTS.I UNDERSTAND THAT ALL FIVE FINGURES HAVING NOT EQUAL LENGHT, BUT TO WHOM WE SHOULD TRUST.

Friends,

Be smart with these dealers. Never show your pocket/budget. Never show your intention on one particular property. Never trust anyone words and do your reaserch. These all are big fraud.Never say a word of appreciation about any property which you like in front of these dealers. Bribe someone in DHA office and try to get direct contact details of seller and directly contact with him.
