If DHA is the best housing scheme dose not mean all incoming phases will be equally good. We noticed gradual improvement in each phase of DHA from 1 to 3 but then there was a drop of standards in phase 4. DHA tried to improve in phase 5 but no way near DHA-3. DHA - 6 can be other try of this improvement.
I think this is what CMY Bhai has noticed and called DHA-6 a jewel.
He might have advised whole heartedly but I believe it is an attempted to push crawling and sick real-estate business.
I would suggest buyers to stay away unless DHA does not improve on his own, healthy sign of financial and political stability is also important before buying. After these comments friends can pop up in buying but I would like to remind them it is not necessary that his prediction is always right.
I can give few examples where CMY Bhai was wrong in resent past.
One stage CMY said DHA-8 file is like a diamond in hand; similarly DHA 9 was the hot favorite of him, asked who have purchased in these phases how they feel today ?
His prediction on gold is wrong too and Gold has higher by USD $ 100 since he predicted.

BTW at this time Gold is the worst possible investment in my opinion. As a day trader in US stocks for more than 12 years I could tell you there are over 90% chances any NEW investment TODAY in Gold will give you huge losses in very near future. Please do save my post and we will have a talk about Gold in after 6 months. )
I know Bhai has lots of experience, keep a close eye and work hard. We appreciate and value his saying but he needs to re-evaluate his work-out to be more accurate before prediction,

In my opinion, we may have a discussion over DHA while keeping the personalities out of it. While we may not agree with CMY's opinion or predictions (predictions as the work suggests are uncertain), there is no point in hitting the personality. He may have been right all along and at the same time could be wrong in his next expectation since we cannot predict future from the past. I for one do not agree with his DHA 8 and 9 thesis for my own reasons and thats how markets are; sum total of all information. |

I agree with observer, no need to point out the personalities. He is suggesting from his experience and knowledge and never forget, he is in the business to earn rightfully.
Being there in the market in the past few days, i can tell you for sure that the current condition is hype. The correction will follow soon. No matter how good the phase is, you need actual demand. The investor will buy and the investor will sell but for the solid market you need real buyer who do want to live there. This is from where the correction will come. Current hype is because investors got active but when the real buyers will be hard to find then the prices will be normal again. Will be inshaAllah in around 3, 4 months time. |

Dear JK DHA 9 go up or down DHA 6 will go up or down DHA 5 ext go up or down or DHA 8 will go up or down I will still be making money. And let me assure you its 100 times more easy to make money in dead or falling market. I wont make money from rising prices as I dont have free funds to make any property investments. I only make money from deals commission. And I only make money when I concentrated on making deals. Instead of spending 2 hours on posts today I should have spent that time to lock some deal. I always forget to make deals and waist my time on writing these lengthy posts.
Dear JK gold was never going to benefit me and will not benefit me now if it is/was up or down. Please keep buying gold if you think it will rise further and I will be happy too if you get money. I like to make sure first I dont lose my investment money as money makes money. Only after I am sure I wont loose my money I look for how much I will gain from my investments.
You are right though I should not make any predictions about any thing as I have been wrong a few times in past in my predictions. I may have gotten little excited recently after seeing some positive movement in property market. I apologize for my posts today and If most friends want moderators are allowed to delete my posts.
Please also keep in mind I have said in most posts do a lot more research on your own and do buy or sell property at your own risk. Due to time shortage I was not able to add this warning to my post today as it was still continuing discussion from my end.

No need to say sorry they will see rise in property businees with 4 to 5 months specially DHA.
Nobody is 100% but even whatever is situation in Pakistan we all foreigners wants to invest their hard earning in their own home in Pakistan I think CMY is prediction is 95% is near about reality I know near about 15 to 20 who wants to invest in Dha phase 6 right now coz people (Pakistani) came for vacation on Eid & invest their MONEY IN REAL ESTAE business so sure price r going higher than current within 4 to 5 months that sure.
CMY carry on Ur prediction u give us great knowledge about real-estate in PK.

There is a saying business can get sick but never die so is the case of real estate.
My attempt to write this post was to share my point of view and not to insult or degrade any one. CMY is for superior and I have great respect for him. I apologize from every one who felt me wrong and I apologize from CMY in particular.
Any one can be wrong in prediction; my prediction on gold was same as his six month earlier. He can be right here on the issue of DHA-6 , But I am confident that in current financial and political scenario there is NO hope of recovery of real estate business.
Real estate is a win / win business if you have time and one should not expect any profit in short term ie under 5 years |

Investor buys from Investor and prices keep going up and they all wait for some OVERSEAS BAKRA to buy at peak price at the end, and he would never be able to sell at that peak price.
This is the game in DHA. Some real estate websites are creating Panicky and overseas think market is going up. Dealer's words drive the market not the actual market conditions. I would prefer to buy 2 or 3 Kannals in 80-85 in some average society rather than buying 1 kanal for this price in DHA.
One Kanal is very small area to build a nice house. No lawn, narrow garage, and small rooms. I lived in a six Kanal house in an average community. Amazing feeling in a bigger house. Does brand name matters? Think before you invest.
Carefully watch credibility of DHA. If NLC has fraud scandal this could also happen in DHA. |

I think there is difference in LEXUS and Bedford truck. One Kanal in DHA and 3 Kanal in Bharia town or NFC. Look at the facilities and organisation reputation. |

OK,Mr. Fakher,what's next if someone buys LEXUS. Question is, does he has money for petrol? Better cut your coat according to your cloth.NFC is also a reputable organisation... so whats's wrong. EME is under DHA and after over 15-20 years they are still draining sewerage water in empty plots.Is this what u called brand name.
What I have observed since last five years is that over 50% of robberies in Lahore took place in DHA. Is that the standard of security that reputable organisation has? |
