DHA VALLEY OVER SEAS BLOCK,

SINCE LONG TIME I DO NOT SEE ANY UPDATES ABOUT DHA VALLEY ISLAMABAD.

ANY UPDATES WILL BE APPRECIATED.

In my recent visit of DHA valley my confident consolidated further that real estate is no more a profitable business in Pakistan, where a well repudiated organization DHA under the name of Pak army is looting own people and ripping overseas Pakistanis in particular.

For me DHA has killed a chicken lays gold egg and it will not be easy for DHA to launch any new scheme in Rawalpindi / Islamabad

But you never know as this nation still traces his luck in parrot’s beak

Is it possible for DHAI to delivery any product of DHA valley or overseas block within time?

this google earth map is dated September 2010. Any updates over the past 6 months. Also, can someone clarify the area marked as 'sunflower block' - isn't that part of rawat industrial state as it appears so close to the industrial estate.

Dear Ghaz,

You are absolutely right if you drive on so called express road from Islamabad highway and keep driving for about 15 KM you will find this small asphalted road sunflower block will be on this side and Rawalpindi Chamber of Commerce Interstitial area ( cheated and fug name ) on the other side of road.

Which will leads you to Rawat GT road again about 15 km.

JK why you lie, zordari is enough for lying. If you measure the distance from GT Road in front of SUPARCO SATELLITE GROUND STATION, the total distance is 9 Km upto SUNFLOWER block. SUNFLOWER block's is close neighbor of Rawat Industrial Estate.

The future is bright of any dha project under 50 Km radios of ICT.

GHaz you are more intelligent than others trust on your self.

Dear ahmed I do not want to get involved in a conflict with you and you might me right on distance. I believe you generate this post to know the update on DHA and I wrote whole heartedly. But I understand you have investment in DHA valley and wanted to know how much your investment has appreciated.

I wish a pray a good return or a happy living in your dream house.

As for as your confidence on DHA is concerned I would like to remind you that DHA-1 launched in mid 80’5 and it is just livable now where as DHA-2 was launched in 1996 and after 15 years you can analyze on your own where it stands today,

Both above phases was purely for military where as your DHA valley is totally commercial based and I see it a way out which remind me a seine of Behari Colony constructed after 1971 war and I strongly recommend buyers not to enter in this scheme at all .

Thanks for your sincere comments, your right it will take time. but the price peoples paying for DHA Valley is only 1 Lakh per Marla, including development charges, is there any other society who provide the same rates per marla, i even in Gujrkhan, Muree, chakwal attock, abbotabad, or in vallages land cost is 1 Lakh per marla.

Please tell the alternate if there is in the same price and installment?

DHA focused such buyers those can not buy in-cash and sale out “ valley “ on installments Buyers were confident that they are dealing with DHA and for me it is the pettiest part that they hunted those who trusted DHA.

Generally these buyers are from lower middle class and needs sympathy and encouragement. I do not mind if investors getting suffered, but now there is no option for either of them but to keep paying with hope that their grand children will have the return

Well i was planning to buy an 8 marla plot in DHA valley but after reading the comments i am confused what to do some are saying that its a very good investment while others are totally against it. Dont know what to do.Will any body give me a sincere reply based on real facts and what are the rates now a days?????

Every project in Pakistan is late. Now in past few years, not only Pakistan, whole the world was through economic recession. There is law and order situation in our country. Then there is inflation, power outage and government issues. It is natural that every project will be late. It has happened to each and every type of project, not only real estate. Even projects by companies that were completed in time before have now gone late. The negative effect of this whole picture will be surely on DHA as well. So people will have to wait another 2-3 years for the project completion. Now the main thing is dont panic and dont sell the plots at loss. This is happening to all schemes. The investors themselves start propaganda or keep the pace of development work slow so that people may sell the plots at loss. Then the property dealers and investors but the land again and sell it again at profit later on. So be patient. If someone had planned to buy plot for short term period, he is really troubled. But for long term investment, the plot is totally fine.
