Can anyone tell me what is the covered area for double story of 10 marla plot in bahria town rawalpindi ?

In Bahriia Town Rawalpindi.
For 10 Marla Plot.
Permissable Land Use = 70% (1575 Sq.ft)
FAR(Total Covered area) = 1:1.5 {3375 Sq.ft) |

So FAR is the area with Ground Floor+First floor, Am i right ?
Total Permissable land use is 70% but as there are other restriction it drop it down a little bit.
Space to spare : (for plot of 30 X 75 10 Marla)
10 ft Front : 10 x 30 = 300 sqft
5 ft : one Side : 5 * 75 = 375 sqft
5 ft back : 5 x 30 = 150
Total place to spare : 825
Total plot size = 30 x 75 = 2250 sqft
Land to be used = = 1425 sqft (63 %)
So in reality it is 63 % not 70% :(
Am i right ?
So with first floor which I assume is maybe 90% of groud floor = 1425 x 90% = 1283
So Total area approx will be 2708 sqft
Can anyone confirm if my calculation are correct or not ? Or i am missing something ? |

Good calculations dear pardesifr, just a small thing is missing, if you have already taken the front & back space area then one side passage area will be 5x60 instead of 5x75 |

Dear Pardesifer
please make some correction in your calculation :
10 ft Front : 10 x 30 = 300 sqft----- OK
5 ft : one Side : 5 x 60 = 300 sqft
(as you are already deducting 10 ft front & 5 ft backside)
5 ft back : 5 x 30 = 150 ----- OK
Total place to spare : 750

The figures I have given are correct.
Further the permissable building height is 38 ft.

The figures I have given are applicable to all the following plot sizes.
30x75, 35x70 & 35x65.
So you will get slightly different figure for different sizes of plot.
