Diffrence in steel and wood frame is finish look, steel chokhat cant be looked as wooden after polish/paint. cost diffrence is almost more than double, steel frames are 1800 to 2800 whereas wooden frame of Diyar will cost between per frame

Steel Full width frame with 14 Guage will be Cost Approx 3500~4000, while Pertal/ Kail wood also be same in full width 2 inch thick (In wood need good bargaining and selection). If selected steel need 1st class red oxide primer over well sand paper or epoxy paint otherwise durring construction get rust . Mosly workshop dont clen / sand paper well and doing good primer paint on stell frames.

Correction : Mostly workshop don't clean / not doing sand paper and well primer/ paint on steel frames.

Pardesi Sb., I guess you are talking about Sui Gas society near DHA 4 Lahore. Per my experience, steel chokhat for doors is the best option as most of the areas are prone to termite. Believe me, I had to change all the chokhats of my home just after 5/7 years of construction, as all the door frames were infected with termite. Also, before the ironsmith delivers you the door frames, he puts a layer of red oxide primer on the steel frames. So, I would prefer you to go for steel rather than wood, keeping in view the termite problem, otherwise there is no match for wooden frames?

Generally the steel frames are available in poor quality in Pakistan, especially the box out of hinges and lock set are missing and you get involved in welding and chisel cut out and that gives a poor looks, so the first negative point to use steel frame is to compromise on quality. 2ndly it is art to fill steel frames with cement mortar and generally it gets bulgy from different points or give hollow sound.

Rust is also an issue while using steel, keeping all these negative points in mind if you decide to use steel frames install them before plastering so that you have better finishing along frames.

I will recommend steel frame for 1st floor but not for ground floor due to rust issue. Similarly never use a steel frame for bathrooms or in wet areas.

I will suggest using maximum aluminum for windows drawing dinning bathroom and even for main entrance. Remember you can have aluminum in timber looks and high grade finish no maintenance and grate looks.

Timber frames are traditional and commonly use but does not lost longer due to the weather condition and in any circumstances does not lost more then15 years, either the plywood lining gets tear off or get eaten by dampness or termite

My experience says aluminum is supper duper.

Use timber frames with Termite Treatment to complete building , Means after excvation apply termite emulsion to excavated trenches, then before laying of floor concrete, around building 1 m wide before pavaments, all doors frames using Diesel oil and termite dose. Due to this can be control and increase the life of timbers frame.

I am very keen on MS Steel frames for windows for my under construction house in Lahore. In fact I was most keen to have boxed type steel frames in which MS Steel sheets are modulated and look like these are wood painted over. These are hollow inside and sheets of different thicknesses can be used. I used to see these quite commonly in Lahore about 17 years ago but cannot find a place for these now. Where do I look please?
