Sector D-12 in Reality ?,

Hello Islamabad :flg

What is the current status of Sector D-12 Islamabad ?
How many number of houses are under construction ?
Is the margala road along with margal hills under construction ?
Is the access from F-11 south is under construction to D-12 ?
what is the over all expect of this sector its future and worth buying and living here and what is time frame for this sector to get developed in full :h:h

Khalid Sahib, I am an owner there my opinion may be biased but I will try my best to answer neutrally to your questions. You have asked these questions before on this site. If you are really serious of buying you should visit in person to judge for yourself.

What is the current status of Sector D-12 Islamabad ?
Answer)The sector is in it's last developing stages however the over all development is VERY slowly (It's a turtle race to be precise). Last week the contractor started installing transformers in sub-sector 1, which is a good sign.

How many number of houses are under construction ?
Answer)There are around 30 - 35 homes under construction

Is the margala road along with margal hills under construction ?
Answer)Yes, but it will only run from west end to east end and NOT all the way to Faisal Mosque area as originally planned.

Is the access from F-11 south is under construction to D-12 ?
Answer)No, and I did not see any visible development signs even for the near future

what is the over all expect of this sector its future and worth buying and living here and what is time frame for this sector to get developed in full
Answer) Good for living in very near future but for investment it's a guess game. The sector will take many years to get populated fully. If you are like me, where having 100-200 homes makes it a reasonable place to live. you can in that case do so this year.

I am 100% agree with the comments written by KS because i did a visit in last month. One thing is cleared that normal living will be hapen at least 8 to 10 years and property price will not rize for long period because already it is reached like develop sectors.

I visited it last month.There was a lot of development going on in around all the sub sectors,which was really nice to witness.I am inshallah going back to my homeland Pakistan next month and will start to build my house in D-12 in approx.6-8 months time.I love the area and in my opinion it will be reasonably populated in a years time.Probably the prices may increase by 25-35% in the next 9 months to 1 year.Some of my friends,people who work with me are baffled as why am I leaving a luxury life,a wonderful job,private schooling here in England etc;But I love Pakistan and I want my children to grow up in my country where I am from and I am proud of despite all the recent problems.God bless Pakistan.

I don’t think prices of D-12 plots are going to increase in near future. In fact they are static and in some cases going down. Obvious factors are slow pace of development. CDA is not in a mood to speed up work and not actively involve in sector development. Without Authorities practical involvement, plot owners won’t be able to do much. I hate to say that, but that’s the reality the ground. I would love to see this sector developed in a year, but that’s a good wish.

Whereas G-13 somehow maintaining its demands and prices. Plots/houses prices are based on healthy transactions. In many cases plot/houses prices are going up. You can see momentum in this sector even with many adverse factors.
