Bahria Town - Map charges - Layout plans ?,

Now that i have the plot in Bahria town :) thanks to allah

I need some information. As I dont have time these days to go to Bahria's office.

Can anyone please tell me what are the intial charges to start the construction on 10 Marla plot.

How much Bahria charges for the Map, Soil test etc..

I know there is website of Design studio, but it is the most stup*id site i wever saw there is no info on it :S

Alos anyone have Layout plans of 10 Marla houses ?

I know we can get it from design studio office, but for time being i can not go there. Google is not helping me at all :( and on their website Layout link dosent work :S

Map and design charges: 1 lac and 80 thousand.
Utilities charges: 1 lac and 70 thousand.
Soil testing: 17500/-

OMG that is some huge amount :S 3 lakh 67 thousand

Why Map is so expensive ? :S what is included in it ? Architect is included ? or have to take an other with more money :S

i don't know ... i have document it only says... design approval. i think they will give you architech and structure design in this amount.

the bahria town architect take fee but he is not creating any new design and idea if you go outside architect than bahria town architect need 3D image and so more many thing and creating problem ???

Design Wing Rawalpindi.
Charges for 01 Kanal Plot.

1.Architectural Drawings = 115,000/-
2.Soil Test (2 Bores) = 015,000/-
3.Normal Structure(Elect+Plumb) = 020,000/-
4.Total (1+2+3 above) = 150,000/-
5.Frame Structure (Extra Payment) = 010,000/-
6.Design Approval = 095,000/-

Total Charges for Non Structural Design = 115,000+020,000+095,000
= 230,000/-
Total Charges for Structural Design = 230,000+015,000+010,000
= 255,000/-

Btw why 95 000 for design approval while design and map is done by BT themselves :S

Waseem : You wanna say we can have our own map if we want ? i thought we were forced to select from a book from Bahria town.

Dear All,

For 10 Marla.

1. Arcitectural Drawings = 72,000/-
2. Soil Test = 13,000/-
3. Normal Structure (Elect+Plumbing) = 17,000/-
4. Total (1+2+3) = 102,000/-
5. Frame Structure (Extra Payment) = 5,000/-
6. Design Approval = 90,000/-
Total for Frame Structure = 197,000/-
Total for Normal Structure = 179,000/-

Item No.6 (Design Approval)is mandatory (Must be paid)irrespective of the fact whether Item No.1 (Architectural Drawings) is carried out by Bahria Design Wing or not.

Even after paying all this big amount, BT architec will not supervise the construction ? and will have to put 1 lakh more to get an other architec from outside :S ??

aftab: I consider it as level plot however i think about 2 feet deep, but aftab dont get fooled by plot you see leveled in phase 4/3 if you see it, it mean it was filled so you will anyway have to dig it again and fill with solid and use roller etc..

Friends, I just got possession for 5 Marla Plot in Bahria Nasheman Lahore, I have paid possession charges, utility charges, and maintenance charges to date. I just need to know from your expert opinion that how much I need to pay for map approval for 5 marla plots and what if I design my own 3D map and they approve it accordingly. Furthermore, is there any more charges involved after map approval or I will be starting my construction work? Please guide. Thanks!
