If we take the example of earlier DHA phases (1 to 5), we see that commercial enterprises are more successful in separate commercial areas, that is CCAs as compared to the ones on main roads. Reasons are because most of commercial enterprises such as banks, restaurants, bakeries etc. are situated at one place which makes it convenient for people to visit; one going to a bakery might also go to the bank over there. Furthermore, there are better parking spaces and it is easier to form a cluster. The example I would give is comparison of Y Block Phase 3 to main road in G or H Blocks of Phase I where commercial enterprises in Y Block are generally more successful as compared to main road ones. My recommendation, therefore would be to find a place that forms a cluster as in CCA and is surrounded by as much residential area as possible. Commercial Broadway is good however, there are several drawbacks attached to it; not any residential area surrounding it, in fact surrounded by kachi abadis and most of it would also be bypassed because of the ring road. |
