I live in US and have just come in Pakistan to sell my property to my cousin who lives in Pakistan. I have already executed a sale deed in favor of him, fulfilled all the formalities and have sent it to SUB-REGISTRAR OFFICE a week ago, however, I have just come to know that its file is missing in LDA records.
My Lawyer says that there will now be an inter-departmental bargaining which will take some time..
Now I need to know that how much LDA will take for this bargaining... I am not able stay here for more than 20 days and I want to complete everything before departing to US.
CAN SOMEONE GUIDE ME ABOUT THE RULES?? I WANT TO COMPLETE THIS DEAL WITHIN 20 DAYS.. Jameel replied on Saturday, April 23, 2011 02:09 PM
would you elaborate it is house or Plot, if it is house then it will have file on multiple locations like Town planning and Land acquisition Dept etc, Though main file be missing but duplicate can be done as it all is LDA record. 20 days is too short time for this all |

Wel yes its a house(measuring one kanal located at shadman).. And at the moment I only have 20 days., I can maximum extend it to 5 more days but not more than that as i'm on leave.. Is there any way? What procedure is normally followed when the main file is missing in the records.. I have already submitted the sale deed to sub-registrar.. |

if the main file is missing then it will take lot more time to resolve the issues, normally buyers avoid such properties as houses are not transferred even after years of sale. Now a days processes are bit fast you should appoint some attorney who can follow the case on your behalf |

Wel I really dont know whether its the main file or not.. I wonder how a file gets missed when they dont take it outside of the building.. I appointed a lawyer but he says that it will take some time, but he is not telling me the exact time.. I dont know what to do as i am somewhere in the middle of nowhere- I have relieved the payment in full, executed a deed- |

If you have received full payment from your cousin, then you can give possession to him as per terms of deed. For file issue appoint an attorney (may be your cousin who bought it) to resolve it on your behalf. You should take care of fee expenses etc from your side till it gets sorted out. |
