My initial reaction was more harsh as I was not able to resist the temptation when I arragnged funds for the house building but the rates seemed unreasonable. I also had offers lower then this but I didn't compromise on quality as the house building is not lego blocks. As I said earlier ~+/-5% is contingent upon area & contractor.
The catch here is, as I believe, to go for the basement at these high rates at a plot lessor than 1kanal while enjoying same covered area of a normal kanal plot w/o basement; the only saving that can be achieved is from the building of Basement + its long term benefits. Lets say 5,000 to 5,200 sqft covered area at construction cost:Rs 8.5m to 9m + plot cost:Rs 4m to 4.5m totalling Rs 12.5m to 13.5m |
