A class Construction Rates,

On the request of many friends the enclosed tentative estimates are for 1kanal A class construction.
Variation +/-5% may occur on case-to-case basis.

For a 20 marla (1 Kanal)home the cost is 1 cror 34 lacs 50 thousands ... I beg your pardon but I think it is high and does not seem reasonable.

Some other experts should comment on these rates.

Please comment whether A class construction done through LRE shall also cost same or there shall be any difference.

7500 X 1793 = 13447500/=
7500 is total covered area and 1793 is rate per sq.ft. Basement area cost Rs.200 more.

PardesiJ, the price of basement seem too expensive, as there is anothe person who posted 2-3 days back for a 10 marla plot and his price was way lower than yours, your plot required any special treatement for basement to be so costy ? 50 Lakh just for basement, that is too much, you could have constructed a new house of 10 marla in this price :S

My initial reaction was more harsh as I was not able to resist the temptation when I arragnged funds for the house building but the rates seemed unreasonable. I also had offers lower then this but I didn't compromise on quality as the house building is not lego blocks. As I said earlier ~+/-5% is contingent upon area & contractor.

The catch here is, as I believe, to go for the basement at these high rates at a plot lessor than 1kanal while enjoying same covered area of a normal kanal plot w/o basement; the only saving that can be achieved is from the building of Basement + its long term benefits. Lets say 5,000 to 5,200 sqft covered area at construction cost:Rs 8.5m to 9m + plot cost:Rs 4m to 4.5m totalling Rs 12.5m to 13.5m

If you observe closely, above is an interactive WS that allows estimation of price at different stages & their completion percentages.

If you spread out the construction period & you can arrange funds later on while finishing any one portion:
Lets say Basement & First Floor upto the Grey Structure & Ground Floor 80% complete. This requires only Rs 8.5m out of 13.5m (postpone Rs 5m) in the above example.

OR any such combination that allows you not to spend the full amount in one go.

Its a good presentation. However i have experienced some higher rates especially in wood work and marble. If you choose some solid wood for doors / chokhat like Diyar, your cost would be almost double than the above rates. I also think that the cost of marble like boticena 4 sooter have been incorporated in the above sheet as the diversion to some quality marble esp 6 sooter size cost too much and your cost may be higher by Rs. 1.0 million additionally.

We only do A class construction jobs. We dont touch B or C class.
