These 3 are entroely different products and you cant compare them whith each other,
LDA avenue 1 basically an investment product. It is LDA area which had too much problems due to litigation still main facilities are not laid dowd, some areas are presumed to be clear based on on the fact that there are some roads there but still there are many pockets of unoccupied area, LDA office does not guide you to tell which area is clear or not they have 2005 date fed in Computer eversince ground realities have changed a lot. There is lot more litigations and many areas have cleared as well. LDA avenue 1 is heading in same style and pace as was Johar town 30 ys back and took too much time to materialize there are many Qabza and records issues in Johar Town and same I am expecting in LDA 1 in futhre, the Facilities will also be supplied slowly as happened in Johar Town. So there are uncertainties involved and that is why it is investment gards, Kanal plot on 120 Feet Road should be in about 40. As most LDA societies are loosely administered so there is a chance that some commercial activities may start on main roads, though it looks clear that you cant make plaza, Commercilazation has been stopped by LDA but even if allowed in next Govt the fees will not be decrease and that is One cror 40 Lac per Kanal Now.
Gulshane Lahore is small residential colony with mostly 5 merla houses below average infrastructure, Not a recognized Coperative[illegal] society good approach but not suitable for any thing more than that, I think due to Lack of coperative society office it is tranferrred mostly by registry and intiqal like in Patwar Khana.
Valancia is a Coperative society Like DHA, it is 90% a residential societies very tightly run by its bye Laws and no Commercial activities are allowed illegally. All valancia is possession and mainly the residence of people who want to live in relitvely bigger posh houses like Kanal and 2 Kanal, On 100 and 120 and 150 Roads all plots are 2 Kanal, All valancia have all the facilities like Roads, Elec, Gas water Cable etc all supplied by society itself.
I dont see any similarity between above 3 areas all 3 are choices for different needs and taste. |
