want to buy plot,

salam to all,

Dear readers i need advise on buying a 1 kanal plot. Actually i am looking for such society in which i can build house now to live and it will pay me back as raise in price of land after some years. My preference is near expo centre or shaukat khanum hospital as there are valancia and some other societies. Bahria town sector C on canal bank road can also be an option due to structure plan ring road. Please advise which option should i adopt?

first of all bro, ur price range to shortened the big search issue,if u r looking for future and wanting best on that part of shaukat khanum , then this option is lil difficult for now but for later it ll be the best in that area and that ll be OPF, it ll be the most beneficial society on that part investment and facilities wise.valencia always good, nfc and wapda and do look for tariq garden. if u wish to go for raiwind road, then fazaia and awt2, do look for these specially AWT 2 its also a society to be seen in future.baharia sector c is also good.
BUT ALL DEPENDS UPON UR BUDGET.

i have budget in which i can get one in valancia, bahria town, opf, etc.

OPF: Current situation of opf society seems that it will have this poor development situation always in future as it has for 20 years almost. nobody takes care of this society. it is only luck that it has got location on main road nothing else. can anybody tell what is the prediction about this society's future development as its current situation is seriously "yateem".

Valancia: it is good society but will it pay me back after several years in the form of raise in price of land? :P

Bahria Town Sector C: it is also good due to its development and security wise but it has distance problem. will this distance shorten in future due to ring road? will it pay me back after several years in the form of raise in price of land?

Fazaia and AWT2: i think it is not worth to invest in these societies as nobody takes care of them :)

brothers can you put your thoughts here? i will be beneficial for all of the people looking for such kind of options.

There are only 3 worth mentioning societies in that area,
Valancia
wapda and
NFC
all other societies like
Iqbal Vanue, airline, archtect, PIA, GCP, abdalian and Johar town have poor infrastructure and not well mintained most of these have better approach that WAPDA valancia Ect, but no one want to spend one Cror on the house when neighborhood is not good.
Would it pay back to buy in Valancia/NFC there is some chance, in 2007 me my brother was looking a plot in Valancia at that time Price of Kanal was 30 to 33, At that time DHA 7 was 36 to 45 ie the same price as it is today, But Now valancia has gained 10 Lac for One Kanal. If property market remains like this then only ready to live societies will gain.
for pure investment and gain in price there are 3 Options at this Moment
LDA 1
DHA 7
DHA 8
DHA 7 is best out of these.

HABIB i like you over-view.This is best ever suggestion and true suggestion you have made.I 100%agree with you.

1.Lda avenue is purly for investment right now.It is for investment and people who want to make house after 3-4years.It will gain rise in price in near future.

2.Valencia is for those people who wants residential right now or within 1 year.
3.I have no idea of DHA7.
Kindly someone guide me price of plots on main roads on 150 or 100 feet road and what was its status right now.(complete over view)
