Gulshan e Lahore housing,

I want to know about Gulshan e Lahore housing Lahore which is next to Wapda Town. Is it good to invest there ? I am looking for 5 marla plot to build house. Kindly give some suggestions regarding price and reputation of the society.

Other than location it is useless scheme, not legal near nala

How u can say that its illegal.Do u have any proof of that?Its legal.Its a paradise for small budget people and specially ideal for 5,10 marla houses.
I was also thinking to buy there but due to urgent need of money,i didn't manage the amount.After that price is raised up to much.

Mr Jameel let me know if u have any other option other than Gulshan-e-Lahore with same price,all facilities,central point to all societies,reasonable amount.

It is not a co operative scheme. as per LDA record it is illegal scheme and buyer are responsible for for their profit and loss. ADA legality guranttes that
1. There are not land dispute issues.
2. Development work is inspected by LDA and that should be as per standard.
3. Being registered to Co operative registrar means a lot, they monitor the maintenance of facilities.
However Location is great and Population is also good, As a matter of fact 90% Lahore is populated by illegal schemes, So there is no harm only thing is that you will see there is no maintenance in few years, and it will look below average and disputes also arise in land which is not occupied.

It has very good location and below average infrastructure, To my Knowledge it is not registered with Registrar Co operative societies Punjab. So I am not sure how they are transferring it. For the peace of Mind of Land issues one have only these options

1 To Buy in society which is registered with C operative Housing societies Punjab all famous societies are registered namely DHA lahore, Wapda valencia NFC etc. These are legal sociabilities which are developed under the guidance of LDA or Cant board.

2. Is the Option to buy with old Patwar Khana transfer system which is again full of frauds and is byers own responsibility to check which is impossible as Patwari never tells you if there is any problem, As he is looking for money what he will be paid to facilitate the intqal and frad etc [How he will Kick his own belly]. Rather they welcome problem case because they make 10 to 20 times usual "fees/bribe".

3 LDA schemes with all record to them

. If you are buying in so called scheme which is not legal nither they offer Registry, then you are at great risk as this just "qabza" and land issues are not resolved

Some of the societies like NAZ town and Tariq Garden are doing Dual system they have non recognized system so to be on safe side they do "tranfer" which have no legal value as well as registry.
90% of societies we discuss here are illegal. But still people are living there disputes arise in some 10% cases. But not suitable for those who are living abroad

Dear, I told you every thing best thing is to Confirm from Registrar Coperative office and LDA , I Could not find the list of Illegal housing societies in Lahore that was published a while ago,
Regarding other options in this price I dont think you have any option in this area best thing is if they do Registry in Patwar Khana and also have some society office then it is Ok , this is the Process which about 200 Private housing societies are doing.
Regarding legal schemes these are only few and you can count on Fingers.

I have a plot in Gulshane Lahore Society near Wapda Town, when i purchased this plot i also got the registry transfer. If u do the registry transfer process than it is safe and you have some legal documentation in your hand. For low budget people it is a good society and location is also good.

Naz town was acquired by LDA in jan 2012 I guess, if some one google search naz town LDA can find the related news. Naz town new map by LDA was issued in June 2012. So til now it's condition is much improved. The prices of plots r really low as compared to adjacent societies and # of hoses constructed are just like any old society. Hope it wil be in best shape in future.
