It has been learnt that in DHA-8 houses front will not face towards main road, i.e. backside of houses will face towards main roads. How main roads & whole area will look ? At least I have not seen or heard about any such housing scheme in Pakistan. Just imagine one is driving on main road viewing houses backside, what impression will he get about area ? Service roads are always provided to avoid direct entry to main roads but front elevations are really beauty of any main road & area. I request Mr. CMY & others gurus for comments please.

This I heard first time, but if it is so then it may be to keep main road hessel free or they what to keep main road at quite high level and give tapering road only at certain exit points, As you know in most of areas of DHA 8 level is quite low so 2nd is most likely factor, Now if it happenens like this then plots on main roads will lose lot in value. Would you specify which main raods you are referring to |

Saeed sahib must be referring about block Y. DHA shouls look into measures so that owners of plots close to ring road do not suffer. Level of polts should commensurate to the level of road. And what is the harm in allowing the houses to face the service road. A little more rationalisation and a win-win situation can be created by DHA and Punjab government. Any comments? |

V366 is worth 60 lacs. Please keep in mind your house entrance will be on 50 feet side and there will be no entrance from Broadway for any plot.

this cud b the opinion of cmy but practically it not possible and i have not seen such thing in 9/10 countries of the world i have visited.
if its still so ,dha has to justify it.
2ndly commercial area and hospital/park -will they have the entry from back road??? |

Saeed very good observation, if you see carefully it looks quite Obvious that thee Kanal plots om Main may not be given entry from main road and Broadway will serve as highway, I Think they want to keep it wide so dont want to give service road,
That can be also true that level of all DHA 8 be lowered by 6,7 feet as compared to Broadway as too much earth filling is not possible |

As i seen on Map (Phase 8) mostly plots 1 Kanals are single line plots along major roads, its means entry will be from back roads not on main roads like 100' , 120 ' etc. Only 2 kanal plot are from Main roads cos back side are attached kanal plots. This is my observation from map. This need to correct by CMY or other knowledgable persons. |

It is observed that almost all phases have only three entry points, better from security point of view as DHA/residents will need only three checkposts/guards for one sector but again area will not give a look of posh locality as backside will be facing main roads & we never maintain backside, all effort & money is spent to maintain front side |

Posh area of phase-8 is ONLY Ex-Park view area with two kanal, one kanal
10 marla plots and one of the most graceful entrance road with major utilities. After this air avenue is also nice but with only Kanal and 10 marla plot. These two area of DHA phase -8 are secure and have DHA security checkposts/guards.
DHA Phase-8 Proper have very bad outlook. |

All environment sensitized housing has this as rule. In Bahira Phase 8 in Rawalpindi, they are doing the same. It is in fact in the interest of the owners of the plot. I think it is only in Pakistan that people like to have a home at main road, airports and near commercial areas! Strange!!!! |

As Khan Sb., has mentioned above this is exactly how it should be and thath is exactly how it is in most developed countries. You never ever have houses opening on a Main road. Before commenting on how it will look, please take a drive on the Main Boulevard along the Defence Raya Villas they are also backing on the Main road. |

There is no official word from DHA in this regard but many people in DHA are confirming for pasdt many months all two sided open plots in DHA8 will have access from smaller 50 feet road side only to keep good flow of traffic on larger roads, for security reasons and also for help to keep DHA8 development costs lower. Keep in mind DHA8 most areas are 8 to 15 feet deep from Broadway road level. Its not possible to fill all land in deeper areas and its easy to have main roads of 100 feet and 150 feets much higher and 50 feet streets at lower level for houses entrence etc.
Lets assume you have a two sides open plot on Broadway in V block. On 50 feet road infront your plot there is a house. Will it look good to have a entrence 10 feet higher on your house on 50 feet side while front side of your house entrnce will be 1 feet above Broadway road level. Yoy will arrgue that we could keep Broadway side 1 feet above broadway level and back side one feet above 50 feet road level to match house in infront of you. This practice will not look good and may cause lot of problem with DHA bylaways etc too. So DHA may allow access from one side only. There are will be huge mess in tranfic flow even if there is service road because 1000s plot are two side open in DHA8.Due to this its not possible to give access from both side. DHA have huge number of plots two side open and mostly in area when raw land is deep. DHA8 was planned to keep all these things in mind.
