For D-12:
- A little over a year ago, many did not believed that possession will ever be granted; WRONG, today 99 percent plots have possession
- Many on this site posted just in the past year that there is no evidence of sector development; WRONG, today most roads are completed, Grid station 100% completed and most all utilities are laid out and even electric connections will be grated soon
- Sometimes mid last years, many on this site claimed there was not even a single house under construction; WRONG, Today 40 plus homes are under construction
- Many on this site stated that prices in D-12 will go down; WRONG again, they have gone up instead
Conclusion: All speculation came out wrong to this date. The last speculation/argument by some that E-11 is a better sector than D-12 will also be proven wrong by the end of this year when there will be hundreds of homes in construction in D-12 and E-11 will show it's true face of an unorganized sector.
Any one can check with E-11 management that they tried to off load the sector to CDA at the end of last year, but CDA wouldn't take on the responsibility.

@ Dear gh, Just ignore and forgive who were comparing D-12 with E-11. Every one knows D-12 is far superior and so my friends who was writing in favor of E-11 Even though they live in UK, Holland or Islamabad but are resident of E-11 and we respect their love for their precious sweet homes, atleast they have pride of living in capital. |

I think D-12 location wise is good and also well planned but it has a limited approach and completely dependent on north west road of E-11. It can be a good sector if CDA complete development work and connect with margala road and khayaban e iqbal other wise it will look like an eiland. Please don't compare with E-11 because more than 60% houses are already built and hundreds of families are living there. |

keep in mind up to 11 series sectors are considers in islamabad,all other sectors practically are not in islamabad these are just colonies because they are not directly connected to other sectors this is all due to cda |

I am no fan or resident of E-11 but the fact is D-12 is an isolated sector with limited approach. As long as it is not connected by F-11 South service road or with Margla road it will remain disconnected. |

When friends say there is no proper access for D-12 and it is only through North West road of E-11. Don’t they know the same road is access of E-11 as well? If D-12 is surrounded by villages but it is not part of Village like E-11 is of Gollra Come on friends you can not hide the reality and have to admit D-12 is a full CDA sector and have beautiful land scaping and full of scenic views. |

Tail is far fetched as it is only 10 minutes from F6/F7 main area. Surrounded by thick populated villages is not true. There is only village on the west side and no more. E-11 has a village much ticker in the middle of it :-) Don't believe me,look at Google Earth and judge for yourself. |

It however appears that you have always overlooked (by mistake of-course since you are a busy man)a few things. So let me ask you some specific questions as follows: 1. What is your opinion about the presence of Golra Village and its influence on the quality of E-11? Do you think Golra covers half of E-11 or less than half? 2. How many approach roads does E-11 have? 3. Do you think the same approach road that goes to E-11 turns towards D-12 or are they different roads? 4. Do you ever use Google Earth? If you do, do you see any "densely populated village" to the North, East or South of D-12? If not do you think the village on the West of D-12 "SURROUNDS" d-12? Does modern geometry make it possible to surround something from one side only? 5. What do you think about Saidpur village 200 meters north of F-6/3 and the Christian Colony in F-6/2? Have they spoiled all of F-6? If not why not? 6. Distance wise is the "tail end" sector of D-12 EXACTLY 4 Km from the nearest points of F-10 or F-11? This is just a yes or no question. 7. Do you think Islamabad sectors have grown gradually overtime like Nazimuddin road and Margalla road used to be single in the 1980's but later became double and CDA also added more roads like 7th and 9th Avenues. Is this how CDA sectors grow and develop over time? Atiq Raja I expect that you will honorably and concisely address all above questions point by point so that there are no lacunae (gaps) left in your expert analysis. I am looking forward to benefit from your thoughts. By the way in my humble opinion despite its imperfections and limitations E-11 is also a beautiful sector. |

D-12 sector has a very limited approach like sui gas housing society and DHA 5 extention Lahore. At present it looks an isolated sector but might be in 2020 when development work in E-12 will start then it can be a regular sector of Islamabad like F-10, F`11, E-11 etc. |

1.golra is proper village having land record and exempted from master plan,now a days the people demolishing there houses and making markets, hospitals,schools the khudad height and shheen apartment and so many apartments are in glora because of exemption the land is more expensive than e/11 and d/12 you can not find a land on main road of golra like land front of dha11. 2.2 roads from margalla road. 3.same. 4.the illegal population around d/12 , now due to d/12 development the illegal population will grow rapidly like illegal population around g/11 and very dangerous like marebadi keep in mind golra is a legal village and sale and purchase is legal due to this is very expensive. 5.dont compare sadpur to marapadi or illegal villeges around d/12,sadpur is now controlled by cda but all dashat gard in merabadi and after d/12. |

6.d/12 is not attach to any other sector due to this you can not calculate the distance 7. all are future plans the stupid cda is not able to do any think even to develop e/12,in political govt you can not remove thick illegal population. |

Interesting discussion. Don't mean to change the subject but I had a funny experience during my last trip to Pakistan. I was staying in a guest house in E-11 just to woken up with a sound 'tanga' at around 5:00 am. First I though I was dreaming. I said to myself, I am in Islamabad in a newest sector, surely there can be no 'tanga' around here. Next day the same and the day after I heard the same sound. The fourth day I decided to wake up earlier and go outside and observe. Sure enough there was at 5:00 am an good old Pakistani tanga. I stopped and asked the tange rider where it came from and the response was from the village in the middle of the sector. With the development in the village pointed out by Atiq Raja, I hope the tanga does not disappear. Joke aside, I loved those sound. I think some where even in Quran it is mentioned (sound of horses' feet) |

Atiq Raja thank you for your response, your answers have given clarity to your position. Here is my understanding of the issue after taking into account your answers: There are villages on the west of G-11, F-11 and D-12. You feel they all have same level of undesirability whereas you have differentiated Golra village on the basis that it is legal with land record. Okay, point noted. I don’t think a dense village like Golra can be physically altered significantly but legal is surely better than illegal so you have made a valid point. Thank You. I don’t believe that D-12 will ever be surrounded by villages because the area to the east belongs to the Armed Forces. I cannot imagine they will allow any village to “rapidly grow” over there due to D-12. It is to be acknowledged however that D-12’s position is like F-11 both have one sub-sector touching village. As for least distance between D-12 and F-10, it is exactly 4 Km as I described in my question. If you can drive from point A to point B you can also calculate the distance. As for future growth of that general area by CDA that is a matter of subjective assessment and vision. You are entitled to yours. All merits of D-12 remain intact (landscape, wide roads, planning etc). I hope readers have found this interaction constructive and not just an effort to win an argument. Regards. |

To add to MAS's point, the area to the north is federally protected Margala Hills area and to the south in E-12, which from reading other posts appear to on-the-move for development soon. It is therefore reasonable to assume that D-12 will likely not have illegal bastis from at least three sides. It is also worth noting that D-13 is also CDA sector and could be cleaned up, though it might take two decades to do so. MAS, I do like your objective analysis. We can all learn to follow and argue with logic, as you do. What drives me crazy is when people post their personal opinions without any rational ... |

After this long discussion i have reached on this conclusion that at present E-11 sector is better to live and perhaps in ten years time when development work in E-12 and D-13 will be started then D-12 will be better than all these sectors. |

The owners of D-12 are very sentimental. Because, most if not all, purchased plots when the commencement of development work was announced in the past when the overall prices were ever highest in Pakistan. Now after paying such a high price, its been 5 years and the plot owners are still not able to live in D-12. Its very embarrassing and can only be defended on subjective arguments due to absence of something really on ground. I may condole you that basically its not your fault as such but the culprit is CDA. Instead of defending your decision based on something that was promised you should criticize CDA. After this recent fake hype, once again the prices are in reverse gear as it happened many at times in the past. Anyway, best of luck I wish CDA must complete the development ASAP. |

Drawbacks of E-11 - e/11 is developed by private societies and not by CDA. CDA refused to take over from societies due to the fact that they violated approved planning /map. - Reserved plots for parks and green areas sold as commercial and residential plots, there is not a single park in whole E-11 sector - Land for schools have been sold as residential and commercial plots, no school plot left on the map - In all four sub sectors, land of nullahs have been filled, extra plots created and sold. This resulted heavy flood last year when these nullah over flooded and retaining walls were shattered. This is major concern which is till not sorted out. - Improper development work was done. As a result this is the only sector in Islamabad where there are five story houses in deep excavation and some of the house has their ground floor door on their neighbour’s roof particularly in High Street where Raja Atiq lives!!!! - Whole sector has only one accessible double road which is unfinished for the last three years due to litigation with local MNA - Societies have barred open access in various parts of E-11 by putting gates on their boundaries - Societies have imposed monthly service charges on account of street lights, waste, and drainage, where as there are no street lights in most of the areas, no waste disposal system in place, no proper drainage system with sewage inflow at most places. - Lot of residential plots have been converted into commercial plot and there is litigation on this issue within societies -Half of the roads are still kacha where houses are constructed years back and presently covered with heap of dust of kacha roads. - Most of the houses are rented out by the owners because the present living conditions are not conducive, that’s why the rent is much less even that of G/11 |

Every 1 this guy Atiq raja is sick person so be aware of him.... 1 day he says DHA is best and 2nd month he says D-12, E-11 or G-13 is best. so please understand what he try to make of you guys...... better ask him how many plots he have in DHA lol.......... he is crazy , 1 time he don't count G series as sector and 2nd time he tells to invest........... one he call pakistan a hell and 2nd he keep telling people to invest, trust me he is sick and want to make money only............. |
