AoA,

1. It is not advisable to backfill & raise the level of an entire scheme/block from 685 to 701 or above because settlement of backfill over a long period of time will spoil entire investment by DHA or Individual house owners without any remedy.
2. The elevations recorded by our brother @Just Visitor are really very valuable & show that DHA 8 site is below all the adjascent/nearby other phases the designer of the Sewerage/Storm water drainage system will have to take into account not only the maximum rain & catchment srea of the Phase 8 but also any possible inflow of rain/stormwater from nearby phases & design the system accordingly.
3. It is possible that DHA 8 will need its own dedicated Swerage Treatment Plant due to low level of the phase.
4. Beauty of houses on both sides of the Broadway is, of course, important but the Main Target of the design has to be "No Nonsence" living for all the times to come.
I do not know whether Broadway is a highway or an internal road of the Phase 8. I live in UAE & here all the Housing schemes along highways are usually build a bit away from the highway with houses backside facing the highway. This saves the residents from noise of traffic & other traffic related problems.
5. I belive DHA are capable & will do the job right.
6. I respect & appreciate the contribution of all visitors of this site.

Dear AG,.Regarding no.3,1st in DHA, own dedicated Swerage Treatment Plant is near completion in Phase-8 (Parkview Block-A.)for only Parkview.
Regarding No.4 , It is Lahore not DUBAI, both sides open houses are un-safe, anybody can climb in from one side and escape from other side and you cannot cover very long distance while chasing through entry/exit points to see the other side of house

AG thanks for your informative analysis, I think now most of experts of this forum agree that DHA 8 will be developed at 8 to 10 feet lower level, As I had noticed in my Visit that so much Civil engineering work was needed to make DHA 8 that you Could make a dam in that much Labor.
Now Biggest question is DHA is experimenting first time this approach, other relatively poor societies have already done like this, If you see On Canal side many unknown societies you see their level is about 6 to 8 feet lower than Canal road, Sewage disposal in Normal days is not a problem as you can pump it up to dispose in definitive sewage system , The only issue will be rain water, As pumping has soeme limit.
My biggest question is how market will rate DHA 8 in future, How you see it in investment point of view

Dear Sir, here in UAE houses along the highway are only one side open.
Secondly I am not aware of the ground realities at DHA8 including Parkview. My input was meant for the visitors of this site from engineering point of view. I meant to say the Engineering (Design) should be done for "No nonsence living for all time to come". Other things are secondary.

Ag you rightly pointed the fact but your Focus is only mian Bluvd Plots I am talking of whole phase, except few Blocks which are already on level.
Till now main Roads plots were being bought and sold on high premium, But if your Back faces main and also even a person walking on foot path have clear sight of your Backyard and back terrace then it is rather minus point , All these Plots on main now will be rated much less than plots located dipper.
In my opinion an average Plot of DHA 8 will Lose about 6 Lacs in average simply by the news of its lower Level and mian plots will be rated 5 lac further down.
However in that much time if in general market improves in all 6,7,8 then this effect might be buffered.

As you mention the plot are dipper than Main Roads also rated 5 lac further down.

Jameel sahib plots are backside of main roads will gain 5 lac
because these plots are porsh now.

Mr. FH explain very well when people walk on side walk they can
easily see your backyard. A lot of trafic and polution will go in
your home. Backside of main road plots have better look for privacy
and saftywise

Friends AG and FH DHA 8 will have its own dedicated disposal system on back of U block ( Near plot no U816).

Looks like I have started an endless debate by pointing out two side open plots and depth issue of this phase :)

Trust me I am also learning few good things from this very useful topic.

Dear All,

In housing schemes like DHA not many people walk on the footpaths for long distances. Further the floor plans of the houses can take care of this problem.
Pedestrian traffic along main roads will be negligible because of the fact the back of the houses will be facing them. People will walk only on the front side of the houses.Further the main roads are supposed to have Hard Shoulders instead of Footpaths for the pedestrians.

Trees/Plants around the doundry wall of the houses can take care of both ingress of dust/dirt & any possible Jahati by the pedestrians.

Where there is a will there is a way.

AG You can Put a Curtain on the Back side, or there Can be Hundred ways if One is determined to live there or have no other Choice, But we are discussing impact on investment price. These previously thought good locations will be considered bad now and will not attract any buyers.
