Bahria Town - Information,

Dear CMY / Mr. Jameel,

I have been keen observer of this site for a month now. I have created alot of inclination towards Bahria Town for constructing a house. I need following information:
1) How populated are Blocks A, B and C of Bahria Town.
2) Which one the above blocks is the best for residential purpose as I am planning to construct within 1-2 years. My child will start to go to school in couple of years.
3) Are there any charges imposed by Bahria Town if i do not start construction within a years time. As, I'll be buying an already possessed plot.
4) Is there any public transport available for the society?
5) What's current cost/sq feet for constructing a house. I am planning for a 10 Marla.
6) What are House layout approval charges?
7) Utility connection charges?
8) Transfer charges?
9) What are the look-outs (as per your experience) for buying in Bahria

I know these are lots of questions but i do not want to ask one by one :)

B is the most Populated block and C is the least populated

2) Which one the above blocks is the best for residential purpose as I am planning to construct within 1-2 years. My child will start to go to school in couple of years.
B is the most populated and most near to all facilities at present

3) Are there any charges imposed by Bahria Town if i do not start construction within a years time. As, I'll be buying an already possessed plot.
Bahria gives you 3 years from possession to build house without any penalty

4) Is there any public transport available for the society?
Bahria has their own buss service
5) What's current cost/sq feet for constructing a house. I am planning for a 10 Marla.
This is variable definitel above 1000 close to 2000
6) What are House layout approval charges?
7) Utility connection charges?
Total for #6 & #7 is close to 70,000
8) Transfer charges?
No Idea
9) What are the look-outs (as per your experience) for buying in Bahria

very useful information already given by TZK, Only one advice, If you buy a plot is Bahria make it sure 100% that you are going to build a house in few years. Bahria is charging 75 times more no Construction charges than an average Private C operative society like Izmir. For example Izmir 2000/year and Bahria 150000/year for one Kanla these charges are same for 10 to 20 Merla, This is based on one notification issued by Bahria 1.5 ys Back, This is the only thing which prevented me from investing there,
I would ask more updated information from Holders of Bahria Town. Are people paying these charges in sector B where possession is there for many years.

Regarding Item No. 4 (Bus Service). Is this bus intended for local travel for anonymous people as well? I mean is it just like a common bus service that takes you from Bahria Town to other locations in Lahore and back? Are rickshaws and Taxis available 24/7?
Regarding Item 6 (House Layout): The Bahria Town must be having some standard / approved construction limits for covered areas as well as placement of gates etc. Whats the procedure of getting these approved standards within which you can have the design done by an architect?

1)My question is if i buy a plot from the owner who has kept the possession for two years without construction, will i be allowed only one year thereafter or the three years start from the date the plot is transferred to my name;
2) One thing more, whats the definition of construction of house in Bahria Town. If i start construction, and later on fall short of money and could only complete a single storey. Now, though the house is ready to move in but its not as per approved layout, will i still be charged no construction charges after completion of allowable period?

I think it is for bahria residents only but not sure

Are rickshaws and Taxis available 24/7?

I saw some rickshaws on Canal but not inside bahria

They have a design center and their rates are much better than the market so it is better to go with them. 2 advantages (1. One stop Shop, 2. Economical)

I guess It starts with posession date

I am not sure about Bahria, but when I bought plot in valencia, they told me the possession in this Block is available for last 10 years, and new buyer who will start Construction will have to pay for all the period. As 2000 X 10 was not much so i agreed. I dont Know exactly about Bahria. I think as it is too much amount in Bahria so you need to make clear Before purchase, If some no Construction is already due. But if seller have already wasted 3 yrs of No construction period I think he will not pay you and you will have to immediately start construction, I am not sure but i remember for first 2 years the Penalty was less.
Regarding question number 2 there is proper definition of Construction, some people are opting to make single story grey structure, that means no wood work, no work in kitchen and Baths no floor only rough floor work but complete walls roof plaster etc , As rest of things come in furnishing so you can complete later, I am not sure you need to obtain a completion letter from them,
For second story there is some provision for approval for later stage though it costs a bit extra.
Due to too high no construction charges many people are making single story grey structure in Bahria,
After making home some society fees is due on you but at this stage it is far less than no Construction charges,
This is the benefit on coming to such blog site that you know many thing forehand which even many dealers dont know.

I will appreciate if some resident or Plot holder update all above information more accurately.

Thanks for your time and answers. I think this information is of high importance and has to be in Black and White, because it impacts the price of plot and your cash flow to a great deal.

We await a solid update on the above queries backed by proper references. I would like to see LRE replying to this.
